Comments (5)We have a similar set-up - in through the back door to a small porch then into the big square utility room and on into the playroom/spare room/den (depending who's using it) or kitchen. The thing that always bugs me is that everyone comes into a such a functional area rather than a welcoming space. I'm not overly bothered about the house looking like a showhome, but I feel I need to remove the laundry and tidy up the abandoned school bags, shoes etc if we're expecting visitors. People who just drop in get the full messy effect :) Also, if the washing machine or tumble drier is going while we're eating it's quite a noisy backdrop, so make sure you can shut them away. I would make it easy to separate the messy area from the kitchen and dining area so that mess and mud don't 'bleed' into the nicer areas. Comments (7)I agree with Jonathan, these things don't really add value, they just make a house potentially easier to sell, as opposed to increasing the price someone will pay. They're probably just less likely to knock you down on your asking price. Our Warwickshire office took part in anITV programme hosted by Linda Barker about adding value to your home and the results of the valuations before and after were quite suprising in some cases! We've since found that despite property prices in neighbouring Gloucestershire being already high, adding a well made, oak framed outbuilding really does make a difference to the value of the home. I agree put the coats elsewhere, but even if you do get rid of all of them, I'd still put some hooks on the other side where there is a recess so they don't obscure sight lines so much. Empty hooks are useful for visitors coats , or if you are going in and out all day and don't want to be putting your coat away constantly. Comments (8)That's a nice space to work with, Debbie! I really like the comment above, the round window is unusual and would be great to draw attention to it. I would also suggest a beautiful stylish mirror so you can check your hair before you leave the house! A large round mirror would compliment the round window. Then, I would focus on some useful storage - a place for muddy shoes, somewhere to hang your coat and somewhere to leave your keys. Lots of options for you to be creative.
