Comments (10)this is a Victorian house split into two flats (maisonette) and is on a curved terrace, hence the wall. We are purchasing the 1st and 2nd floors. Regarding the fireplace, there are 4 fireplaces, one in each of the current rooms. Our option two draws a line from the edge of the stairwell to the top of the bottom left fireplace - giving us a 21' x 18' reception area (living room and kitchen) with a stairwell. We'd spend most of our time in the kitchen dining area, but also want to be sure we optimise the resale value. Hope this is a bit clearer. Comments (5)Thank you for your suggestions. We’ve got an architect coming round tomorrow so hopefully he’ll be able to tell us which walls are possible to take out. That’s a good idea to dig out the ground and maybe put glass doors along the back. I’d really like to be able to step straight outside without steps and it would let a lot more light in. The downside is the loss of wall space to fit kitchen units. Both rooms have large chimney breasts so i think it will either have to be a bespoke kitchen which is fitted around them or take out the chimney breasts. Not sure which one would be in our budget. Comments (9)Hi Coopz, I feel your frustration. There are so many options and so many directions this could go. It is completely natural you are struggling with a layout. We as trained architectural designers often struggle with the layouts. It is not your job to come up with a solution. It is a task of your hired professional. Focus on identifying your pain points. Make a list of what works and what doesn't. Think about how you use the space and where it is serving you well and where it is not. This should not be a copy and paste job but a good tailored design that satisfy needs of your family for now and considers your needs in the future. You will need to hire professional to solve these problems. Hiring an architectural designer with specialist skills may sound like and extravagance, but we have the vital knowledge and information required to assess the space you live in and maximise the potential of your home. With the right person, you will get out a lot more than you pay for in fees. They will add tones of value and they will also help you to allocate budget correctly.
