Ideas for dining space

I've just moved into a new build in London - I'm a bit short on space and wondering what people thought the best use of this space is?

I'm looking for a "dining area" and don't know what shape table to get, envisaging 4 chairs around it. Please see attached photos for pics! I'm looking at it going behind sofa..

Any ideas appreciated!!

Hi. I don't know if its the camera angle but it looks as if you've allotted a lot more space to dining rather than living? Why not swap them around? I'd go for a rectangular table, with a bench one side against the wall and chairs the other (check the alignment under the light). The room looks quite a decent size but if you are short on space consider a glass topped table or clear acrylic chairs to give the illusion of space. I'd also add a slim console table behind the back of the sofa to zone the seating area. Mark it out in masking tape or draw to scale on paper to check first though

Hi Indi, I would knock out both walls and have the kitchen, diner and family room all open plan. The lounge would stay separate. I would also add long bi-fold doors and glazing all along the back wall. At the minute it seems like you have through the hallway, then the kitchen to get to the family room? I think that's why the flow is not right.

I suppose it depends on how much additional storage you need. I think upper cabinets with doors would be more intrusive. Open shelves would be less so as you can still see the wall but you're obviously more limited to what you put on them Why don't you mock something up to see how it works in reality (a clothes maiden on its side etc to the depth of the cabinets you would use)

Hi Katy, congratulations on your new home. We have a mid terrace 1930’s house and a few years ago now extended at the back. I like the plan you have- toilet at the front with window, great idea- easier if the waste pipe is already at the front of your house too for the first floor bathroom. A couple of things I would say: I’m not convinced on the full length window, I would say if you really want bifolds make opening a bit bigger and leave enough blank wall to fit the depth of a cabinet/storage system on the left hand wall. I would def add double maybe frosted glass doors to separate the living room as and when required. Also I’d keep the island top clear of appliances, I use mine for food prep and lots of socialising (back when we could 😀) and a sink interrupts that, kids have breakfast, do homework, husband works there often and uses it as a standing desk. Also by keeping the kitchen on 1 side and living all on the same there is always a possibility of having a large sit down get together or a space for a dance floor! I’ve clearly missed socialising in lockdown, but in the interim it’s been a great space for PE with Joe all those days of homeschool. I’ve attached a photo and floor plan so you get the gist.

Hi, I definitely wouldn’t install a toilet next to the dining area (no privacy), not would you have room to create a corridor - you’d need 3ft for sure and that would leave you with only 7 ft 7” in the dining area, which is a bit of a squash. So the best idea is to create a utility/toilet in the kitchen, as you say, on the left behind the stairs. If the wall between the back door and the sitting room is 3ft-3ft 6” I think you could create this space without moving the back door. But it would be big enough fir toilet, cloakroom basin and the washing machine and dryer stacked, if you have one. You mentioned turning the window into glass doors, but I’d be reluctant to do that simply because you then lose more wall space for the kitchen cabinets and you’re already losing a wall between the kitchen and dining area. But you could change the back door for a fully glazed one to let more light in. I tried putting an island with overhang (3ft in depth to allow for bar stools and storage) but the space would very tight, even running the island vertically on the plan as you need the best part of 3ft to walk either wide of it, so possibly a peninsular would fit best. As you are short of wall space for the fridge freezer, would you consider installing it under the stairs, depending on its size? Ps I meant to say, best option for the toilet door in the kitchen would be a sliding ?barn style door or pocket door if you had the room.
