Comments (7)My 4.2 x 8m flat roof (fibre glass) extension with 3 rooflights and Alu bi-folds and side window & k rendered - plus electrics & plumbing/fitting of a downstairs bathroom & utility plus remodelling inside walls and replastering existing room and new room all came in at around £41k No floorings No heating panels if we want infra red vs using our old rads) No furniture ie no kitchen or bathroom Unpainted (prefer to do myself!) We are cutting down the utility to remove an external door cost, might skip the side kitchen window as will be light enough and taking out one roof light as two should be plenty as south facing. Could save by not having bifolds of course or going for white doors/windows instead of black/grey but some things I’m not willing to compromise on. Spent months looking at smaller options to reduce the size but came across more issues so stuck with the original. Firstly as suggested, a size would help and so would a floor plan as there might be ways of remodelling your internal layout so a smaller extension could work. Comments (7)If you want a more integrated country look, have your kitchen professionally spray painted in a pale grey or white after rehanging the wall units so that they are all level. Replace the light pelmet to something plainer. The worktop around the sink has gone quite dark from the constant presence of water. Consider having all the tops replaced with oak to coordinate with your floor. Wood knobs or pewter handles will complete the cabinetry. Remove the tiles and replace with patchwork tiles to give you more colour. Comments (9)Thank you to respondees. I have my washing machine and tumble dryer in the garage. I will try to get a rough sketch of layout and sizes but original kitchen and diner is @ 6m long and 3m wide. I will definitely check out your websites for inspiration. Meantime, I have three main questions 1. Is there a general size for a dining room to accommodate a ten seater table? 2. I have drainpipes and drains outside my kitchen which I'm guessing would need rerouted. I heard this might cost £3000! Any comments would be gratefully received.3. This will be north facing so I hoped to get Kingspan super cosy insulation. I was wondering if I might be wise to get a wood frame also for fuel economy. Comments (7)I think a light grey would enhance your table and chairs. You can add accents of brighter colours in small touches (kitchen herbs, fruit bowl,...) and some art on the table wall?
