I need help/advise with a wrap around extension floor levels!
Comments (15)Hi OnePlan, I love Kirsty's kitchen and I had a similar idea, I will post a piccy to let you see. I have recently downsized from a detached Victorian sandstone . I loved all the different rooms I had, huge rooms with high ceilings. This is why we are keeping the rooms kinda the same, just making them bigger in keeping with what I am used to. The only room I am adding is a utility /pantry room. This will allow me to reduce the units I have in the kitchen so I can configure it as in the picture. Having a separate formal lounge is a big bonus for me as its always ready for visitors. I also have a bit of a crafter / sewing hobby, when the time allows! So its important I can keep the mess away from the rest of the house. (Well until I can persuade my other half to build me a room in the garden!!) Any thoughts on the benefits of having the extension built all on ground level? Would it be a lot more expensive? I just thought if there was foundations being dug out anyway and the equipment was already on site, it would make sense?...See MoreHelp with layout for London Edwardian Terrace full house remodal
Comments (6)Yeah sure, I doubt we'll do anything upstairs other than steal some space from the back bedroom to enlarge the bathroom and remove the bathroom / toilet partition. Our vision for upstairs would be to use the middle bedroom as closet space and master ensuite, back bedroom for office space, go into the roof for 2 additional bedrooms plus bathroom for kids but we won't be able to afford that at the moment....See MoreHelp with floor plan in a narrow Edwardian house
Comments (9)I like the second plan better but not sure the nook thing would be worth it just to get light into a utility room (if that was the intended use). Back door useful though. Architect - I was expecting mine to give me great ideas that I hadn't thought of myself. This wasn't my experience and others I have spoken with have said similar. Maybe I have watched too many TV makeovers and my expectations were too high. For me the architect was useful for telling me what I couldn't and couldn't do and what would add significant cost. I'm happy with my final design but I pretty much designed it myself (and changed it halfway though construction!). Maybe I would have had a different experience with a better architect. Comments (10)Hello, It sounds like you have some great and really exciting ideas to make your home an even better fit for your family. An open plan kitchen dining room would be a great way of boosting family space and allowing the layout to feel more open and spacious. Bi fold doors looking out to the garden would be a great way of boosting light in the space - you could look at having the kitchen/dining room in the reception room looking out into the garden. Have any of your neighbours successfully had an extension? From the plan you do have space to play with, without having to extend. It may just involve making a few internal alterations and looking at what you currently have that does work and what doesn't work. There's lots of ways to maximise kitchen storage, from having drawers that you can stack fully meaning no wasted space, to tall wall units and pantry units that are specifically a food cupboard. I hope this helps give you some more ideas and possible things to consider. If you would like any design and layout help with the kitchen/dining room then please do let me know as we have plenty of options from just starting out on brainstorming layout ideas to a full bespoke design.
