Do we need to pay for extra design fees re. rsj after plans are done?

We are now half way through our build: 2 storey and loft conversion. Things are going well enough-ish. Building Regs have come to inspect the 'structural' part of the build only to find a few things they need changing. One is in the part of the house that should be 'untouched'.... namely the through lounge/diner. The arch between the once-two-rooms has had to have its' beam exposed to assess. They have now come to the conclusion that this current old beam is 'grossly over-stressed' and now needs to be taken out and a new one put in, thus a design fee. We are a bit cross that this didn't get flagged up at the beginning. It is now a 4 storey house and this particular steel is on the 1st floor/ground floor. We have been told by architect that it needs replacing as soon as. The builder advises and reassures us that it can be done in a month or so... no rush. But we are worried the weight above like the new sanitaryware in the ensuite will compromise the weight above. Can anyone advise us on the extra costings and the need for this urgency? Thank you.

Hi ! Thanks for the shout Boundsgreener ! With a room size like this - even with the obstacles you have - there's usually quite few different layout suggestions that could work ! (But if we were designing for you we'd need a lot more info about you, than is posted on here, to design this space optimally for you !) Some suppliers (European ones mostly ) do deeper than standard base drawer cabinets - that then allow wall unit storage to go from worktop to ceiling on the wall while still having a full depth worktop, and monster deep drawers, in front - can work well if you need extra storage, as long as you are tall /have a good reach! This, in addition to other fab suggestions above, could work on one side of this kitchen ... but I guess that also depends on your budget too ! re boiler placement - it's a good idea to start with that, by talking through the placement options first with a boiler installer ! Rather than designing the rest of the space first and then hoping where you place it will be ok ? The key things I'd suggest you reconsider on your plans posted here would be the DW placement - it's going to bang slap in the way when open here - and the worktop space between the hob and the oven housing - yes technically you could go as close as 150mm away from the tall cabinet - but in reality - it's always advisable to have a landing space for putting down hot things, either next to or directly opposite an oven - in this case you don't have that. Because your home needs to work well, not just now, but when you may have toddlers around your feet too - it's worth booking some quality time with a credible designer if you can - so if you have a supplier in mind - see if you can book some one to one time - to go through everything in fine detail with the designer, before you order ! Or if you are buying on a budget, from a warehouse type supplier - then there are a few of us totally independent designers around who can work with you ( I work remotely via email and calls etc) to get the design just right to tick all your boxes - then shop around with the plans ... (I know some people would say 'get a free plan done at a nice kitchen studio and then just use their plan' but that's not really fair on the studio and most are becoming wise to this now!!) Hi. We also had some walls coming down. We had total 3 steel beams inserted. One - in line with joists,which easly could be 40 cm higher- and hidden, second - in opposite direction to joists which needed to be much lover , and third on external wall for French door. All 3 of them are connected and linked together - to be able to link them all 3 have to be on correct hight -under first floor joists. We have specified bolting not welding- purely for exposure. All 3 beams are visible ( yes, we have building control prrecision). If you box around them and whole celings are same coulor after a while you will stop noticing "beam drop". Our Whole kitchen walls and ceilings is white -black steel beams stand out even more. It may not be to everyone taste. But we love our steel.

Hi Minnie, Thanks for this. You've had some serious thought into my predicament. There is a scale on the drawing but for you its approx 12m x 5.8 (external of the barn unit excluding 'link) but walls are quite thick. I do like your idea and think modern living, which i like tends to focus round a kitchen dining living space which doing what you say would achieve. I think I'm going to have to sketch up your ideas too and see which would practically be the better choice. We've probably spent most of our time obsessing over a really nice master, when actually you spend little time in it... well little time awake. so does it need to be so big. Id hoped to actually create a similar kitchen dining experience by removing the wall between the kitchen and living room to crate a bigger room. This would enable a small island and allow space for a dining table in the current front room and replacing the windows on the kitchen facing the garden with a more modern 'letterbox' picture postcard window to draw in the view. It was also my concern that creating this kitchen / dining in the barn would negate the need to use the original house as all family time would realistically be spend on the ground foor of the barn / bedrooms above. For what essentially is a compromise to what we had originally submitted to planning, i don't want to create anything that means the house becomes the subordinate or poorer relation to the new. It should flow and be part of the whole. I think if we went with the kitchen in barn (as awesome as it would be) wed just may as well not build the link and make a separate house minus your boot room of course. This would maximise our investment but I'm not a developer, Money is not the driver.

I think if you research resale values you will find adding an extra bedroom will add value but how much will depend on the compromises made. Personally I think that the chimney dividing the second bedroom is too big a compromise and would be asking for estate agents if you will recoup your renovation budget if the bedroom is divided. If it were me I would build a case to present to the freeholder: Get your structural engineer to write a letter that explains that a building that has had underpinning now has stronger foundations than the original and should not be a concern. The letter should also mention that steel is stronger than the original brick and your work is covered by insurance. You should also get something in writing from your preferred builder that explains the timescales - knocking out a wall and putting in a steel can be done much more quickly than people think. It sounds like you could also help your case by agreeing to inform the buildings insurers, paying any required extra premiums, offer an incentive that you could organise (although not necessarily pay for) additional building repairs while the builders are in. Separately I would not consider living through the work- this property is not big enough to find somewhere to escape to. You should move your furniture out and give your builders the freedom to get it done quickly- this will likely make it cheaper and offset the costs of moving out
