My lounge space is awkward! What do you think of these floor plans?
Comments (21)It's a lovely light room but certainly a tricky one to furnish given the configuration of door with windows. Lesley345 is right that the easiest way to deal with it would be to consider it as a room of two halves to either side of the door. Then you can give each end a function so potentially the area to the left of the door where the TV is now could be a seating area and could take a corner sofa, while the opposite end could be more about watching the TV in the alcove and have a couple of comfortable chairs which could be easily adjusted in a situation where the TV was off and you had a larger group of friends/family around. you would then want to tie it all together by using a large rug to visually bring it all together. You could also look at having a projector rather than a TV and using the large white wall at one end to project onto. If watching TV isn't actually that important to you then you could create a seating area centrally to the room with the windows as the focal point and statement storage units/art work/piano at the ends of the room. It's not necessary to have furniture backed up against the walls and placing items centrally instead could help free up the way you consider the space. The key thing to do is to consider the activities that you want to do in the room most of the time and then decide on the furniture you need to support those activities, particularly considering ways to make things flexible and possibly multifunctional. Hope this helps!...See MoreStruggling with sofa placement in small open plan living area
Comments (4)Hi. A few options.,You could try a 2 seater between the windows, position the tv opposite on the bathroom wall and have a 3 seater on the back wall. Or keeping with the tv where it is, have 2 x 2 seaters at right angles to the TV and windows. Or the TV on the back wall, a 2 seater between the windows and a 2 seater opposite on the bathroom wall. Or the TV on the back wall and have an l shaped sofa opposite it and put a console table or something behind so you don't have a view of the sofa as you walk in....See MoreHelp with floor plan & use of space
Comments (10)In the Utility/Bathroom appliances could by stuck vertically (one on top of the other) to save space - still 600mm is needed. Basin could be located next to it - uses the same waste. Shower doesn't have to be huge 600mm wide along the wall with current Snug, perhaps. It's all in the planning - mark it out on the floor with tape to "see" it. Don't rush. Make sure you look at all the options before building starts - later changes can be costly (both with time and money) as well as stressful and annoying to your builders. Your budget would allow for an extension of the kitchen (to level it with existing buildings at the back). Even 1 meter would make huge difference in floor space and allow extra dining space. ((You are going to live in a building site anyway, so why not do everything?)) Clever kitchen design could use all the height of your room, allowing extra storage. Think what are the Must Have items in your kitchen and do it around that. Whatever you do, don't rush. The Proposed plan seemed to cut down on useful, usable space. Think how does your family uses each space now and does it need to be changed? Sometimes moving a table makes a huge difference. Good luck, you have lots of exciting moments ahead....See MoreChange of floor plan to maximise space with a possible 4th bed added
Comments (2)I’ve definitely seen it done. A friend of mine has a long bedroom and en-suite over the entire footprint of his garage. Though you’d have to check whether that’s structurally feasible. As @keiblem suggested a corridor through airing cupboard seems the simplest option. Personally, I’d sacrifice some of bedroom 2 to create a proper landing rather than a corridor of doors. Easier to get furnishing in rooms and maybe a nice sideboard and mirror. Downstairs I would move the toilet along the wall, again to create a better entrance hall for outdoor wear storage and allow for some furnishing (mirror, console, coat rack)....See MoreJonathan
