Comments (77)I have always been attracted to the Carmel-by-the-Sea houses designed by Comstock...the interiors are often decorated casually, with comfy sofas, chairs, maple & cherry furniture and nature-inspired art and accessories. Big fantasy. In real life, we are retired on Cape Cod, Massachusetts and live in a 1200 sq.ft. condo one block off a large town's Main St. and two miles from any beach. Comments (150)Craig, your question on Lighting Control. The rise of LED has brought new dimension to the lighting control debate. Lighting Control Systems such as Lutron are the best way to dim LED. We use Lighting Control Systems with 0-10v, DALI and DMX dimming and it's possible to get very smooth dimming to really low levels. I don't really want to suggest one system over another. I'm sure they all have their strengths. Rako offers wireless flexibility for retrofit applications, Lutron has a superb heritage and history of fantastic reliability. I'd look for dealers who are really experienced in using the system and a manufacturer with a strong local support infrastructure. Comments (4)Josefina, I think all would agree, the first thing to address would be reducing heat loss, through walls, roof and floors. Roof insulation is possibly the easiest to achieve by fitting, replacing, or adding to existing loft insulation. The means of insulating the floor will depend on the subfloor, but in a Victorian House, adding insulation below floorboards between floor joists is typical. What is achievable in terms of improving heat loss through walls will depend on the property purchased, e.g. whether it is Listed or in a Conservation Area. If possible, solid wall insulation should be considered, either in the form of internal wall insulation or external insulation. The latter is possibly easiest to install and effectively provides a wooly jumper to the whole property. Internal wall insulation is harder to implement to ensure there are no breaks in the insulation (i.e. cold bridges). Windows and doors should also be considered for replacement, refurbishment or just simple maintenance. Implementation of the above all require a holistic approach to ensure that by improving insulation, other issues are not being introduced in the form of condensation and maintaining adequate ventilation. Once heat loss is addressed, energy usage can be considered in terms of boiler/central heating, energy efficient appliance, low energy lighting etc. With all the aforementioned, for the works to be 'eco' the costs/impact should be considered as a whole life cycle, taking into account embodied energy/CO2 etc. Regards, Simon...See MoreExtension, renovation and reconfiguration ideas? Comments (23)I've included my take on it (2nd pic) but the upstairs could probably be tweaked to work a little better as a larger family bathroom would be good. You could also easily change the pantry/downstairs bathroom proportions to put in a small study too if thats more important to you than a large mud room space (first pic). Both of these have the advantage of not changing too much of the existing structure so should cost less and/or mean you can tackle redecorating those spaces at a late time when budget allows....See MoreJosefina
