Roof terrace advice needed!

We're in the middle of our roof terrace project. It gets the sun all day so we really need some shade up there when it's all finished. I would appreciate any ideas for this as I'm a bit lost and my husband and I can't agree on what to do at the moment! I'd like something which won't take up much space as we will have planters, built in benches and a bar/BBQ area already up there.

Hi there! I’d love to hear what you are using the under the stair spaces for. It looks like the bike could fit under the stairs near main entrance comfortably. You then could use the current bike area for the utility i.e. muddy stuff mops and sports equipment. As such you would need to install shelves to add on the storage space. I’d like to agree with Minipie that, if you really love for the bike area to remain as is, as I feel you might, the next best position for the utility is in the basement. The basement offers several advantages as compared to hiving off a space on G.F, especially when you consider the available space which you’d require to store all the stuff you said. I imagine sports equipment for example would need quite a generous area. I like the idea of a cosier retiring area for the library and I would really recommend an alterations for that. As for a pantry usable from the kitchen, options look really limited but I’d know what you think about moving the toilet across to the opposite void area, and then converting the new space to a pantry. It’s both proximal to the kitchen island, and will also not complicate the plumbing process, since you also want to introduce a sink in there. Hope this is useful! I agree with all the advice above and would add, when you have the plans, consider going to see your neighbours in person, (especially the one which will be most affected). Do this before the plans are submitted, or if you have a diplomatic architect, ask them to speak to your neighbours to just talk them through what you plan to do. It usually goes down better than the planning consultation letter just landing on their laps. If they ask, don't feel you have to agree to any concessions there and then, tell them that you don't have any expertise but "of course you can discuss it with your architect". Leave the architect to handle anything contentious as you want to remain on good terms with your neighbour and the architect won't have anything to loose as they don't have to live next door to them. When it comes to the building work, ensure that there is excellent insulation in the roof. There are now super thin insulations that are effective (if you need it to be thin) but go for more than the regs require. Also ensure that the roofing is done superbly, good flashing details, adequate falls etc as this is what lets down roof terraces. Ensure that there is power, water (power safely near the water for irrigation if that is what you are going to have) and if you need it check your internet signal and provide a booster (perhaps in the hall) if it is not good enough. This summer has shown that outside workspace can be a real benefit. When it comes to the finish material, consider Millboard (https://millboard.co.uk/samples) I used the 'enhanced grain' finish. I have used it on three jobs and I am very happy with this relatively lightweight, low maintenance, good quality (not cheap) product. Ensure that there is access to inspect the roof should you need to and clear leaves (it is amazing how many will find their way in-between even tiny gaps) You will probably need less light than you might think (consider your contribution to light pollution). Consider if you can have solar powered lights and water capture for watering plants and avoid outdoor speakers as these really will annoy your neighbours. I love roof terraces as they are usable for so much of the year, often warmer than a lower garden in the winter. Good luck with it. Regina.

Do you need to keep a downstairs bathroom, or are you happy to have only the en suite until the loft is done? (bearing in mind this may put buyers off if you end up selling before you do the loft). If you do then I agree with SpaceMaker’s idea of moving the bathroom to the dining room area if soil pipe allows. Or if soil pipe does not allow (eg if soil pipe runs back through the garden rather than under the house) then at least move the shower and sink, so as to leave only the loo carved off the kitchen. The dining room could divide into a bathroom and utility on the left hand side (using the under stairs space as well) and then a corridor through to the kitchen on the right. If you decide you don’t need the downstairs bathroom then you could have the same sort of division but make it a utility and study space. You will free up quite a lot of space if you take out the chimneybreasts - in your shoes and budget allowing I would keep the one at the front so you can have a nice fireplace/woodburner as a lounge focal point, but then take out the others. Certainly a side return extension, with glassed over side roof and glazed doors to the garden at the end, would have a big impact on the size and feel. Rooflights are cheaper than a full glass roof and have the benefit of being openable for ventilation in the summer.
