Wrap around ground floor extension floorplan - ideas and suggestions p

Dear all, this is our proper floorplan for side extension and 6m rear extension. We want the access to the toilet from the living room (and not through the study). To achieve this, we have lost some space to provide for the passage, in my view. But we couldn't think of any other alternative. I would love to hear your thoughts of the floorplan generally... and if at all there is an alternative way to give access to the toilet from the living room without wasting any space.

I wonder why the study has premium toilet access...
Whyever. You could relocate the Utility space (washing machine & dryer?) into the huge kitchen which would make the study user walk around the stairs to access the toilet (good exercise!) and so improve shower/toilet accessibility. The study size could increase and also study wall area could be gained - one door less - for a bookshelf. Passage gone!

Hi ! I think if you wanted the study to double up as a guest suite, or if you are using it as a treatment room for clients - or a dedicated work space... Something along these lines might work well.... I've made the downstairs shower room bigger and more accessible from lounge as requested. Also made the showers larger, as the small ones can be a bit tight to use.

I've also adjusted your kitchen layout a bit - just because the beam was making the previous layout unbalanced - this way you are centralising to the beam ( ie the bit you can't change ) and making the kitchen feel more balanced and getting more light in too.

The utility area is accessed by triple sliding doors within the kitchen, that stack back to the left ...

I thought it might be nice to add an internal link to the dining from the kitchen space - to save negation of the two doors when serving and clearing up from dinner.

Thank you all for your comments. I will firstly look into options for connecting the garage with the main house, and whether we will get permission for this, it would make the best use of the garage annexe as we rarely use the space but for storage. The ground floor bedroom is only 4.04x 2.9m and I could only see this as a living area if we opened up the hallway and understairs to connect to kitchen diner as DaansArc has suggested but I think are steel pillars everywhere and may be a bit of a structural nightmare. The house is perfect for a family with older children but not ideal for young children. Thank you for the detailed floor plan Jonathan, my only issue of an upstairs kitchen is having to carry up the food shopping which wouldn’t be fun, but it’s an option! Jen.. do know how it works with architects if it’s just the ideas stages to begin with? I have googled and it says around 5-10% of the project cost but we’re only really at the ideas stage and dependent on permission may not be able to go ahead with the alterations...

Hi there, As has been discussed by others above, there are 3 main options for this house: 1. Loft conversion. 2. Double storey extension 3. Single storey extension + rejigging. In my opinion, all three options would require thought about the staircases position. My first bit of advise is that you think about your priorities as these will dictate your decision around primarily whether you are wanting to take on the project and buy the house. Firstly regardless of which option you choose, I would immediately suggest that you move the stairs and try to get a straighter run without the half landing as this will free up more usable space on each level. Accessing the stairs from the current dining room (see sketch) would be a great way to free up space in the current stair area for either storage or even to be used as a desk area. Maintaining the opening between the hallway and stairs and using reinforced glass to enclose the staircase with shoe storage underneath would be a very contemporary look. My proposal would be to do a contemporary refurbishment comprising both a single storey extension and loft conversion (loft conversion could be a later addition should budget not allow for at first) however if you are prioritizing the number of bedrooms then I would say that the priority should be a loft conversion. With two dormers, this could deliver an extra 2 bedrooms (or 1 bedroom and 1 bathroom) in the loft space either side of the new staircase. On the first floor, converting the back bedroom into a bathroom accessed along a new landing through the second bedroom would be beneficial, removal of the chimney breast here would be a good idea too. On the ground floor, making the bathroom into a smaller wetroom/utility with stacked washing machine and tumble dryer and opening up the kitchen and dining room through to provide access out to the garden with rooflights fitted to bring more light into a very bright kitchen living room. Of course the look that you want might be more traditional and this could still be achieved but this open plan space would be a huge improvement to the current layout. Best of luck!

Tough cookie. The footprint size is nice, but with a 6p family you'll need enough room to move around. If a loft can be added to the new part of the house, that'd be nice for storage. Folding stairs in the wardrobe? In the extension: First I'd like to say I imagined the extension to be designed like a house on it's own, glued together to the old one with a flat roofed 'corridor' with lots of rooflights. Main entry with wardrobe on the side. Kitchen with shallow cabinets on the front of the peninsula (storage instead of barstools) and row of floor to ceiling cabinets with a built-in 178cm fridge and a 178cm freezer, ovens, etc. Family dining area with french doors towards the back garden. Also managed to get each kid their own bedroom. Their bathroom has a shower and a toilet stall and two sinks. Separate toilet, for morning queues (and guests). No tub in the layout though, I don't know if you'd like one and what age your kids are.. Backdoor to enter the home (with your boots on) near the hall+toilet, with a hamper and also for emergencies. Footprint is slightly deeper on the left, but smaller on the right, square so you can add a roof similar to the old cottage? In the old house: Master bedroom with ensuite and closet area. Lounge room with a hopefully marvelous fireplace. Old front door stays the same from the outside, but unused. Maybe open up the ceilings and insulate the roof, so you'll have a vaulted ceiling with beams (all depends on what is allowed and how it looks in there). Haven't drawn in many windows, just imagine they are right where they need to be.

Hi, thanks for your response. In answer to your question, I am not a tradesman but am quite handy when it comes to DIY. I am happy to do all the finishing work, decorating, boarding out etc if required. I can install the bathroom suite and kitchen units. I have done plumbing previously. The room sizes are as follows: BATHROOM 6' 4" x 6' 3" (1.93m x 1.91m) LOUNGE 13' into bay x 10' 11" (3.96m x 3.33m) DINING ROOM 12' 1" x 11' (3.68m x 3.35m) GROUND FLOOR BEDROOM THREE/3RD RECEPTION 9' 4" x 8' 6" (2.84m x 2.59m) KITCHEN 8' 9" plus 3' 6" recess x 6' 6" (2.67m x 1.98m) BEDROOM ONE (with dormer) 15' 6" x 10' 11" (4.72m x 3.33m) BEDROOM TWO 12' 9" x 9' 4" (3.89m x 2.84m)

thanks for the ideas. really appreciated. One plan, not sure if we want two bathrooms on ground floor. we would like just one.. which has direct access from the living room and study/guest room.

Personally I think I would use Oneplans basic idea - but instead of 2 shower rooms make one larger shower room with "Jack n Jill" doors one from the study and one from behind the stairs. I would also incorporate the utility space within the shower room rather than the kitchen. That way you will get no noise from the washing machine in that open-plan kitchen area. Just an opinion Good Luck.
