Hi Shiraz, it's approx 4.8 x 2.8 metres internally. 13sqm. I hope that helps!

I never understood why people don't build their conservatory for year round use. It's all about light and heat control. Automatic sun reflective shades along the roof windows will keep the room from overheating in the summer and even help keep it warm in the winter. Proper wall and ceiling insulation, double or gas permeated triple glazing will keep it comfortable year around with the right heating. Add a wee wood stove in a corner with a simply pipe chimney and you have yourself a lovely winter sun room to brighten your cold winter days. If you live where there is snow, even better. It'll feel like a wee slice of paradise.

Here are ours: Do not store your wood cladding materials outside Do not buy all the materials in advance Do not leave anything where it can be stolen Do make friends with your neighbours and make sure they understand what you are doing Do make sure your neighbours are aware of any planning applications. Your building will either be constructed under ‘Permitted Development Regulations’ for outbuildings, or with planning permission. Make sure whichever of these routes is used is well understood by your neighbours, and ask them to contact you first if they have any concerns rather than firing off objection letters to planning departments Do not let vulnerable materials such as plasterboard to get wet. Most of the materials you use to get the building to the point where the roof can be fitted can be allowed to get wet, however, so your favourite short-term milestone should be to get the roof on. Then you can store everything in the dry, and you can also work under cover from that point onwards Do not build it bigger than the design Do not cut corners! What are the restrictions around height and width of a garden room?

Standard regulations when building less than 2m from a boundary state a maximum height of 2.5m. There is no mention of a restriction on the permitted width in the regulations. At Inside Out Oxford, we regularly build across the complete width of Victorian terrace gardens (typically between 4m and 6m wide). The maximum size is determined by the restriction that you are not allowed to consume more than 50 percent of the garden for any building projects as measured in the original curtilage. This means that extensions and so on count towards that consumption of space. Be careful about the total size, however. The maximum permitted footprint could be quite large, based on the curtilage, but it’s safe to say that anything over 30m2 should probably be checked. You can apply for a Certificate of Lawful Development, which is a rubber-stamping of your designs and equivalent to permission from the planning authority.
