Use Google + and Facebook. Facebook is fabulous for promoting yourself both locally and further afield. Find out what local groups there are, and post, post, post !!! Netmums is a great source for me, I get a lot of jobs through them!

I don't pay for any advertising at all as my wife is extremely good with networking / website building etc. My tops sources are Yell, Facebook, and Netmums in roughly that order.

You can also pay for advertising on Facebook, but it's not really ever worked for me, but it's very simple to use.

Once you're on those, do a free add in Yell. Make sure you have a website, blogging is the best way to keep you top of the searches. Blog on your website, blog on Facebook, blog on Google + and then make sure you keep putting links in from one page to the other.

You can pay people to do all of this for you of course, as it's a little time consuming to learn and not for everyone!

Basically, you need to be all over the internet in every possible free ad there is available! Local mags, Local newspapers etc

Hi @Barry - hmmm good point I have no idea! This is something we should probably check! The bricks don't actually get wet as the shower curtain goes round the whole bath but could this still be an issue just from the moisture in the air?

I have been looking and yet to find one as the leather ones are really modern! Are you sure fabric won't work in a deep purple or slate if stain guarded? The other option is a 3 seater leathers Chesterfield and maybe a plum fabric chair. Chesterfields I personally think can either look very masculine or feminine depending on what they're paired with but ideally you'd want a slim one

Hi all, Thank you so much for your posts and ideas. I really appreciate it! Well 6 years have passed and we still haven’t made any structural changes as we started a family instead! But we think we’re ready to make some changes now (just when its become more expensive than ever to do structural works!) A few things I forgot to mention in my original post is that the roof is a butterfly/London roof so its not a traditional pitched roof and would be expensive to make convert it. Plus we had to unexpectedly replace the entite roof this year because it was causing problems and didn’t have the time to think about a conversion due to the urgency 😫. The front door is next to the lounge (floor plan is upside down 🙃) I think we’re thinking of a ground floor extension now but ideally i’d love to separate out the 3rd bedroom so it has its own entrance and possibly make it bigger. The third bedroom is at a split level from the 2nd bedroom ie you have to go down 3 steps. But the roof above the 3rd bedroom is pitched and i’m wondering if its possible to extend into it and make it a study/4th bedroom. The pesky stairs still seem to be a problem! RE: John Botham thanks for your advice to be cautious as the layout differs so greatly to other properties on the street. Any advice, ideas or similar problems solved very much appreciated! many thanks SJ

Do you have a separate living room? If you do, rather than add a small sofa I'd be tempted to go for a long rectangular table and add a banquette seat one side so you've got a comfy seat to watch tv. I've just found a couple of pics showing wishbone chairs with banquettes so ignore colour/style. Rugs do look great under dining tables although personally I wouldn't have one re cleaning! If you did add a sheepskin on a chair you're bringing in texture that waŷ. Re wood, I'd either go for a similar grain or pick one of the tones in the oak . I think the door works with the floor but you would be able to lighten it if wanted
