Wow that's one impressive garden Jenny, especially by London standards! You are right, they take so much space- the foliage comes nearly 3m in- do you still get enough sunshine in your garden? I figured it'd be expensive to maintain, especially with the neighbour over the other side expecting us to pay for the lot, the previous owner apparently did so for 20odd years, while she kindly provided access. I can't help but think this is going to be more trouble than it's worth. We'll definitely investigate the root situation before any building work starts so will have to wait and see I guess- some of the builders that we have had on site did look somewhat concerned - never a good sign ha! X

I'm with eimearcahill, there is absolutely NOTHING tasteful about my Christmas decorations, it's excess everywhere. I did suggest when my daughters both got to their twenties that I might scale things back a bit but, after a reaction that could have earned them a walk on part in The Grinch who Stole Christmas, I realised that it was obviously very important that I spent the best part of a day turning the house into Santa's grotto :D I now have a granddaughter so I am resigned to many more years to come....

Absolutely echo comments above regarding raising the soil level around the tree, a big no no as it will mean at best the tree will struggle and fail to thrive and will probably eventually die. Decking is a good solution if you want to install a seating area around the tree, with planting around it to soften the edges. I would maybe look at a composite decking as it will mean less maintenance and will not become as slippery as timber in a shaded area, also if going for a contemporary look it can look very sleek, especially if choosing a grey or even black. You could also add in some lower growing shrubs, herbaceous, spring bulbs etc and create a edge of woodland feel to this area, which would have interest and create a lovely view, whatever the time of year. It seems to be a bracket fungus (where the main bit of the fruiting body comes directly out of the side of the tree, unlike the honey fungus which has a stem first) Bracket funguses are very common and don't really harm the tree. They feed on the heartwood, which is already dead in the same way that our fingernails and hair are attached to us but not a live part of us. The live part of the tree trunk is only directly under the bark. If the heartwood is infected with fungus then the tree will eventually become hollow, but you're talking about decades to do that. It was once thought that this shortened the life of the tree by making it less sturdy and more easy for high winds to take down, but it's now thought that it actually increases the lifespan of the tree by reducing the weight making it less top-heavy, and so less likely to come down. There's nothing you can do about the fungus, whatever it is. It'll be all through the tree and all you're seeing is the fruiting bodies. The choices are chop the tree down or leave it standing. You can get a tree surgeon in to have a look if you're worried that the tree might be dangerous but I don't think there's a lot of point unless you can see dead or dying branches. They might give you a positive ID on the fungus, or see if you can find a local mycologist.
