Load Bearing Wall?

Hi, I have recently purchased a new house (Build in the 1920's) there is a really ugly brick wall cornering off the room. I'm really desperate to start picking it apart but obviously don't want to run the risk of the house falling down! lol. I have attached pictures of the downstairs wall and the chimney breast in the room directly above. I'm hoping if we take down the wall it will reveal something similar to the one in the bedroom!

Any help/advice would be greatly appreciated! :)

hi there, they look like brick slips to me as they don't meet the ceiling..? however the wall they are stuck on to could be the original as my friend has a 1920s house and she has cornered off walls in nearly every room..even the hall! get a builder round for advice and don't reach for a sledge hammer just yet ☺

In that case I'll definitely get a builders opinion on it before I start attacking it!! Thanks for the advice :)

We took down a load bearing wall. We contacted a local structural engineering practice, they drew up the plan and did all the calculations. They also recommended some local builders on our request. Then you notify the building control at your local council before work begins, they inspect during the job (for a fee) and they have to sign it off. Building control were pretty relaxed about it because we'd employed a structural engineer to do the calculations, some people just rely on their builder to work it out, not something I would do! It cost something like £300 for the plans and calculations and similar amount for building control inspection - suppose it depends where you live though as to costs.

"tear it out" and "structural beam" should never be in the same sentence together. If the previous owners botched it, then it is unlikely you would be able to predict whats holding up what. Please get advice from a structural engineer. It will be a lot cheaper than rebuilding half the house.

Hi everyone, I'm not sure if anyone would be able to make any suggestions regarding this, but I thought I'd ask. I'm in the process of contacting a few structural engineers, but I can't get in touch with the original person who did my plans for me (which was about 2 years ago, unfortunately I had to put my plans on hold), so I may have to start from scratch, hence my post on here. I've attached 3 images. Top - shows the original plan with my pencil marks over showing the changes I want to make. The red line shows the current wall that I want to retain. The wall just to the left was a stud wall that was proposed to be put in its place, as originally I was going to take out the load bearing wall in red. The green dots represent steels that were going to be built in to the stud wall to support the beams going across the room the other way. Middle - shows this just zoomed in Bottom - shows the layout I want to acheive. However, I don't think I can pull the wall back that far as it doesn't tie in with the beam going the other way. As you can tell, I was just thinking about the layout and not the structural requirements! Has anyone completed a renovation similar to this? What are my options? Any advice gratefully received. As mentioned, I'm trying to get in touch with the original engineer but thought I'd try my luck on here just in case anyone has that kind of background. Thanks.

if the openings are new a structural engineer is most likely needed. BC is not only for structure but also for energy efficiency, weatherproofing etc. Also check with planning if your windows need consent

Is this the same brick wall that's a fireplace as previously discussed in your other post? If it is, then it supports the fireplace above, and no you probably can't remove it. You may be able to amend it and make it nicer to look at, however, you need a builder to actually take a look at it, because from a picture is impossible.

Small update, had a structural engineer come take a look and he gave me the go ahead to start taking off the front bricks as whatever is behind them is supporting. I'm very excited for this! haha
