Simple close board post and rail fence.
Comments (2)They are slightly cheaper in terms of materials. The arris rail (which is the rail that runs horizontally and is used to secure the vertical close board on to) come in 3 metre lengths, so you only need a post every 3 metres. Therefore over a long run you have a 20-30% reduction in post numbers. The close board comes in 1.8 metre lengths and was precut in the saw mill to 0.9metres. I screwed the close board on, but others use a labour saving nail gun. Overall the labour times is cut also. Its also easier to maintain as a damaged close board can be removed (hence the preferred use of screws) very inexpensively rather than going to the expense if a whole new fence panel. Comments (7)Thanks Minnie101 and NK With respect to the ground floor WC to bathroom - I was thinking of knocking the wall partition between utility and WC and then utilising some extra space for shower - something probably like this photo attached rather than fully enclosed shower cubicle - If could do this then I am probably thinking to leave the WC and Wash basin as it is in its place Conservatory in the future we have an idea of making it into a proper extension and that use that as entertainment room and making the current living room purely as a sitting room with fireplace - and then knocking the wall between kitchen and dinner and making it as a open plan kitchen / dinner - but thats all after we settle in and then thinking in 1-2 years time I guess...See MoreKitchen Transformation - Sleek and Simple

Comments (4)Ellie, firstly get the names of some good builders your friends have used and with whom they have been happy and that they can recommend to you. In terms of pricing, do not assume anything - and do not assume the builder will automatically price for any particular item. One would expect a good builder to ask plenty of questions to understand the full scope of the works but I would advise that the best way to avoid any unforeseen costs or misunderstandings is to provide as much detailed information as you can at the outset. Your client brief is essential in ensuring you get what you want and that all the tendering contractors have included these items - and that they are all pricing on the same basis.
