Flooring help - matching old with new

Hi,

we're about to start on a big project which is turning a conservatory/orangery into a complete extension to the house, and open up downstairs from the kitchen and living room into the new space which goes the width of the house. It's a big extension (5x6), and we are planning underfloor heating there.

Currently the hallway and existing dining area (will become part of the new kitchen) has got sanded floorboards, the existing living room has the same floorboards under laminate though we haven't done anything with them (yet). We don't mind replacing the laminate with new flooring, so that all the living/kitchen area has the same floor.

We are keen for the new floor in the extension to not necessarily match the existing sanded floor, so are thinking of either a light (whitewashed / grey tones) or dark (more on the grey side than brown) wood engineered floor.

The extension is south facing and will have all windows/doors, so in addition to skylights it will be a very bright place.

We are unsure of a) which colour flooring to go with, and b) how to manage the transition from old to new floor. I have added a picture from the hallway so you get an idea of the colour of it - the living room is the first entrance to the left, and the kitchen comes off the dining area at the end (to the left).

I would choose something entirely different, like stone, porcelain tiles, linoleum or polished concrete.

Hi, thank you for your comment, I'm definitely set on wood as I want the warmth that comes from natural materials, and we're planning the walls etc to be all white.

Hi Getty Welty What a shame about the worktop but I think it's almost a blessing in disguise. Once you have settled on the worktop my advice would be to take samples of the cupboards & worktop to a tile shop and look at them altogether. You really need to see a large tile together with the other samples to appreciate the overall look. A 10 x 10 sample is only a representation of the whole tile and the colour changes on a larger scale. We always advise our customers to do that if possible as its really important to make sure the overall tones work well together. Good luck with it all Karen

You should also look at some space saving furniture, There are so many brilliant ideas out there - ottomans that contain extra seating, wall mounted stools which would work with the drop leaf table idea previously mentioned (otherwise you have to find space for them when the table is not there). Also coffee tables that transform (lift up) into dining tables so you could actually do away with the one in the kitchen and perhaps have a slimline coffee bar there instead. I guess it depends again on how often you will use the formal dining table

Yep............it is a little messy, you shouldn't have continued the underfloor on to the top step, as now the surface is unstable. However....................cut the front of the step square ( as in cut the bull nose off. ) Continue the flooring to the edge, and then finish it with a straight edge strip. The top step will now be higher than the others, but at least it will be tidy.

Carolina's cushion color combination makes an instant connection between the large colors of the room and makes it work all together. I don't think you will go to far 'wrong' following that path. Changing the lamp shade to a more distict cream, again, another genius suggestion! Keep working on the rug choice, something is not quite catching me there but it's definately coming along and will look brilliant when it comes together. Good luck on the rug search.

Hi Anna, I would suggest Whitechapel engineered oak white stained brushed and oiled wood flooring or Greychapel limed oak – brushed and matt finished. I can't imagine 2 different wood floors looking good next to each other, to be honest. I had that situation in a previous house (not my choosing) and it always really annoyed me. If the budget can stretch, could you replace all the downstairs flooring with the engineered board of choice? I know stripped floorboards look good, but they're horrible to live with, so you might benefit there?

Two different timbers next to each other on flooring doesn't look right. You need it to be all the same.

We are looking at whether we can afford to do it all the same, depends on the budget really and cost of the flooring.
