Extension Layout Ideas

Hi,

Looking for opinions on a layout for an extension we are thinking about.

We have a Victorian semi that we are looking to extend out towards the rear of the Property. We'd like an open living space but one that incorporates lounge / diner / kitchen.

Possible wood burner location forces my hand to enter from the hallway into the lounge area.

I've tried to maximise all areas as best as I can.

Looking at the plan, I don't think you have enough space for the island. I'd do a normal size table instead + you'd gain enough room to walk past it while sb is sitting down. You might also want to reconsider the sink so that you can put some dirty dishes by it - currently it's right by the door.

Yeah, the sink is not ideal. The theory was to be able to see out into the garden whilst doing the dishes.

Still some refining to be done.

It looks like you'll gain lots of space, so definitely worth playing around with plans to make use of it. I don't know how many of you live in the house or how you use your living space, but here's a few thoughts... - a utility is always worth it - no one will use a downstairs bath or shower if there's no bedroom down there, but a downstairs loo is really valuable -if a few people are sharing the upstairs bathroom, one door off a hallway is more practical and easier in terms of privacy -if you can get a small double into the third bedroom, do. Extra space for guests is always a good thing -some separate, quiet living space is always a bonus in an open-plan house. You might not get a full separate room, but dividing some of the space with a half wall will help. Or you could use an open bookcase as a divider. - storage is key in an open plan space. No point in having lots of floor space if it's cluttered with stuff, so include lots of big built in storage. I didn't really use measurements in this sketch, so I hope it's not way off...

In defense of my plan it is all about find a way to have stairs that rise all the way to the attic level and creating a slightly larger footprint so that there is enough space to justify extending upwards in the future while giving you 5 bedrooms now. The stairwell has a planned new window so would have light. The proposed plan to put a room on stilts above the garage sounds like you will be paying for engineering that could be spent adding square footage instead if you build out in another direction. In any case the garage is smaller than your current main bedroom and ensuite so seems like a master suite here would be a backwards step and you certainly wouldn't create a 5th bedroom in this space. I also think that my suggestion can be done in stages with the removal of the wall between the kitchen and dining room and the extension above now. When you have done this and bought a new kitchen and redecorated you will have used a lot of your current budget and will have a lovely four bedroomed house although it could be made into five by splitting the space across two of the biggest bedrooms to make three

Yes, that makes sense, I thought that might be the case. It's a shame the stairs to the cellar are there as it makes it very difficult to have storage here instead which is really useful for any under-stairs space. But I have an unusual idea for a custom rolling storage unit which could roll out to allow access to the cellar storage. It would be possible to make the layout work but bedroom 2 would have to have the original wall with the hall making it smaller. the bathroom could be made a bit smaller to give a bit more space to the bedrooms too. Do you want to have 2 evenly sized bedrooms or 1 larger main bedroom? I hope these notes and ideas are helpful for you! Thank you I like your idea. One thing I had considered is having a large pantry (smaller than the play / office) you have drawn then a small seating area at the side of the kitchen. The living room would be a play / family room and u would open uo the dinning room and what you have marked as the lobby.

Your kitchen is a bit too small for and island unit but the table is ok. The sink is probably too near to the corner and would feel squashed. I think your hob is too close to the window. There is a danger that hot splashes would break the glass. What is OV? if it is an oven then it is too far from the hob. If you are sealing meat and then want to finish it in the oven you need the oven under or next to the hob to avoid walking with hot pans etc. It's a nice idea to have the folding patio doors but the space doesn't make the best use of this feature. With a large window you want to be able to sit and look out onto the garden. You might want to consider a more radical solution where the kitchen moves down to where your sitting are is and sitting are moves so as to have direct access to the garden. Feel free to contact me.

Hi, it could help if you switched the sink around having the draining board closest to the doors and you could put dirty pots and pans in the corner. Another thought would be to move the island down closer to the lounge area and turn the table around in front of the bi-fold doors.

Is that a peninsula? Could you not have that then you could have a longer island with you d/w and w/m and then you could move the f/f along and that might create a nicer flow?! I'm not a kitchen expert but I'm starting an extension myself so I have been playing with lots of ideas for my own!
