Superb use of such a small,urban patio.The whole 'greening effect' is certainly beneficial for ones quality of living and these green walls help with air purification and reduce the 'heat island effect' in urban areas in the hot summer months...I attended a CPD training day all about Living Green walls, I am such a big fan now ! But yes, irrigation is KEY.....or they die and go brown very quickly.....this one looks superb, and lush, good job ..!

Hi patrina :-) So did you actually live in Jamaica for a time or where you born here? Never been but can imagine a very laid back vibe from there! It’s fantastic to chat to people from different backgrounds (sort of a turn this thread has took) as there is too much hate about to do with different cultures and race :-( It’s funny how styles change though! As I’ve said I do like mid century and have a few genuine pieces but I guess the stuff I pick now is probably an evolution of it, well in my eyes have heavily influenced the design of the pieces I like. I also like to make stuff, it’s generally a take on something I’ve seen that is either too expensive or just not quite right but nearly there! In the throws of possibly making a very contemporary concrete bench for the front of the house! It’s one of those ones that is either gonna be great or go horribly wrong.

Hi Tas! If it was me then I wouldn't continue the kitchen back along that wall and instead create more of a galley kitchen with an island facing towards the back and a bank of full height units against the wall. This would make the rest of the room more useable by keeping the kitchen more compact and with as much storage as you need. In open plan spaces like that I find that one of the things that people find most difficult is deciding where to put the TV! I've had a lot of people come to me after they've had that kind of open plan design, but it doesn't really work for what they want to use it for. Hi Katy, congratulations on your new home. We have a mid terrace 1930’s house and a few years ago now extended at the back. I like the plan you have- toilet at the front with window, great idea- easier if the waste pipe is already at the front of your house too for the first floor bathroom. A couple of things I would say: I’m not convinced on the full length window, I would say if you really want bifolds make opening a bit bigger and leave enough blank wall to fit the depth of a cabinet/storage system on the left hand wall. I would def add double maybe frosted glass doors to separate the living room as and when required. Also I’d keep the island top clear of appliances, I use mine for food prep and lots of socialising (back when we could 😀) and a sink interrupts that, kids have breakfast, do homework, husband works there often and uses it as a standing desk. Also by keeping the kitchen on 1 side and living all on the same there is always a possibility of having a large sit down get together or a space for a dance floor! I’ve clearly missed socialising in lockdown, but in the interim it’s been a great space for PE with Joe all those days of homeschool. I’ve attached a photo and floor plan so you get the gist.

Remove the bay if it is only on this floor to replace it with doors. It will be much cheaper than curved doors but you could always get quotes for both and see what you find. I would steal some of the space from the kitchen and the under the stairs cupboard to fit a downstairs loo, it is invaluable in a busy house particularly when you have been out in the garden! As the kitchen is on that side there should be relatively easy access to the drains.
