Kitchen flooring dilemma

We are about to buy a house which is carpeted though out. We are knocking through the kitchen and dining room to create a big kitchen diner across the back of the house.

We are thinking we may go with wood floors in the kitchen diner. We want a rustic feel.

In the rest of the house we will remove carpets and sand the floors. I'm not sure is how this will work when knocking through in the kitchen. What would we do where the old walls were? There would be no floorboards I presume.

So the other option is to get new wood flooring for the kitchen diner, although we would like a slightly beaten, rustic look rather than shiny new.

Maybe get reclaimed flooring for the kitchen? Would it be weird to have different wood in kitchen to rest of house?

Any thoughts/ideas welcome...

You could look at porcelain tiles which are of a rustic wood effect as an alternative.

Thanks Garnercat. The quotes I received for polished concrete were high due to the fixed costs of having to have Lorraine's mixing the cement so I was advised that micro cement would be a more cost effective option for a small space as it's applied in a thin layer but has a similar look. If you could let me know the name of the company you mention I will contact them if they're based in the London area? Thanks again :-)

We've just had the same dilemma, we also have underfloor heating. We've decided to go with grey wood effect porcelain tiles which can be used inside and out. Apart from concrete, porcelain seemed to be the only option we found. I've been told they are very difficult to damage, although obviously not impossible, so I'm keeping my fingers crossed. I have ceramic tiles in my utility room and they have been cracked twice but the porcelain tiles in my bathroom have been fine despite a few bottles being dropped on them.

Hi Ocean Home Designs, There are many pro's and cons when installing a floor prior or after the kitchen. An advantage with fitting prior would be it makes life easier to fit a kitchen on top off, as the levels would be a lot easier to work from. Another benefit would be, the flooring will be easier/quicker to install with no kitchen obstructions to go around. On the other hand, some would rather not waste material by going under the units as the floor would just be covered over and never seen again, hence making a saving in material & fitting costs.

Thanks @izzyjenes been in the house 2 1/2 years and can’t believe we didn’t do it earlier. The whole house (apart from kitchen) is the original floor boards. We decided to carpet a couple of the bedrooms and there was a pile of vinyl ends and we were surprised at the selection. I’m defo going to consider vinyl when we do our kitchen ( no time soon). Hi. Assuming all the floor boards in the house are good you should be able to patch it by sourcing reclaimed floorboards. However don't just fill the hole where the wall is, you will have to take up some of the existing boards so you can stagger them or it may look awful. However if you plan on using solid wood in a kitchen bear in mind the boards will expand and contract due to changes in the humidity. An engineered wood is much more suitable for a kitchen. In any cases any spillages should be mopped up immediately

Hi Kai we can help source reclaimed floorboards (either pine or oak) for the new area. We can also help with the sanding of the existing floorboards, please do not consider anybody that uses a heavy drum sander, this will only take the patina and original face of the floorboards and strip it back to 'new' wood (unless you are looking for clean, flat floors). The floors to the kitchen wil need to be sealed to make them water resistant but laid properly they will not cause any problems.
