Front garden & porch help 1930's Semi

I have been pondering over our dilemma for several months and have finally decided I need other peoples help.

We purchased our 1930's semi over 3 years ago but after extending out to the side we cant decide on what to do with the porch & front door area. It originally had a 1970's glass porch, which we pulled down.

I also cant decide on the front garden. It needs to have parking for 2 cars but still want a garden with scrubs and trees.

Cant seem to find anywhere any ideas to keep the 1930s feel but with a modern twist. Dont want a brick built in porch as would like to keep the front doorway open.

Any suggestions would be gratefully received

To add greenery you could have a small tree at the front of the plot, away from the house, add climbers on the front wall + a pot or two by the front door.

I’m in a 30s terrace and the houses in my road are all the same square footage but with differing layouts. Mine is like yours, open the front, tiny lobby and stairs. My neighbour, on the other hand is on the end of the row which means she has side access (so jealous!), a wider hall leading to the kitchen and the living is smaller than mine. So if I’m gaging this right, you could push out the wall leading to the living room to give you a bigger hall. Wall is probably load bearing but that can be overcome with a steel. You can then add a post and railings to the stairs and rebuild the wall further back. Then create a doorway into your kitchen. Obviously you will need a good builder to do this for you. You could have a hall like this maybe?

Hi Rosey, Hope these answers help: There are plenty of different ways you could redesign the space so it would be good to get really clear on what you want to base designs on. For the drains this is not that unusual, and is likely to mean that it is a shared drain, so it's owned by your water utility company. This might be worth checking. Yes any raised external platform / patio would need planning permission and may be refused on the grounds of overlooking and reducing the neighbours privacy. Its unfortunate you've got so many load bearing walls to go through, that will always be expensive I'm afraid. There are some things you could do to trim costs (some I think you've already worked out which is good) Changing the wc so the toilet is on the outside wall will make it much cheaper then trying to go inside. keeping the french window the size the window currently is will be cheaper as widening a window is arguable harder then putting a new one in. I'd back what Sarh123 said, if any were helpfull / friendly ask them if they can work out a way to trim the costs, it could be as simple as knocking a foot or two or the length of one of theose major beams.

Hi there. I can understand your dilemma as there are a lot of tricky elements to consider in your garden with slopes, pillars and retaining walls. At the moment it looks like your driveway has an awkward change in level. You might want to consider excavating this upper level to leave you with a larger continuous area for two cars. You would then need to think about how to deal with the extra steps needed to reach the front door. I would get rid of the red brick pillars and think about widening the driveway entrance to make it easier for 2 cars. Also, as the above comment mentioned, think about how to hide the bins! Hope that helps!
