The wall - is it plants or plants-growing-up-a-wall? If plants, what kind? It covers well.

Hi Lynne,

This is Fagus sylvatica / a Beech Hedge that forms the walls to the garden. It is well established so in effect it provides shelter, a wind shield, a backdrop of greenscaping and is a haven for wildlife. Beech or Carpinus / Hornbeam are effective in this context. There are pros and cons for each in terms of the long term - but mostly pros! It is just a case of weighing up one over the other to best suit your requirements and garden / site appropriateness.

Hi Vivienne, Just wading in with my two pence worth! My immediate thought of what you could put on your wall in your first picture of the table with the plants on it is, artwork or mural of a Japanese garden. Everything about Japanese gardens are about equal and opposites, ying and yang if you like. The effect is calming and reaches into the soul to soothe the stresses away. Probably very necessary when you've been working hard and need a break or some downtime. My other immediate thought to your second picture with the corner sofa is, a seaview or something showing an expanse of water or body of water. If we all had a choice to live within eyesight of the sea or body of water, how many of us would say 'Yes!'. Again, another subject of relaxation for the soul. If any of these subjects are of any interest, I'm sure you can source the exact artwork, mural, poster, canvas whatever you decide it's gonna be for these chosen spaces, but here's a glimpse at what I have in mind when I talk of seaview. Thanks all. Sorry it wasn't very clear before. I started mid through my renovation sentence as opposed to the full sentence! Whoops! Thanks for your input thus far. I've attached more photos which should hopefully give a proper visual. As Karen at One Plan (who are FYI amazing and downright beyond talented) rightly said it is a walk way so nothing protruding out is a viable option for the space. We're not sure what to do with the wall, hang photos, one off statement, hidden door, visual door, standard doors for the wine nook and something else wow on the wall? It's a big space and central to the rooms movement do something cool and stylish and modern but workable. We just want what looks Amazing! Has a cool wow factor but practical. My other half was thinking a sliding door too Karen but I thought it may restrict walking space when it was open? Please give us your best design suggestion. We don't have any creative bones in us.

Everything you suggest sounds nice Minnie, your home must be lovely! Tbh the area where the sofa is going is not very deep so we may well end up with banquette style seating as I do think they look lovely. Then maybe I could get a small round table for coffee's etc....aahh the lampshade! It's been a pain in the butt! I'm still waiting for the Laura Ashley sample's, you would not believe how many shades of duck egg there are! They're so expensive too! :)

As Man About The House has stated, you can make it a condition of the sale that the work is carried out before exchange/completion or arrange with the Seller for you to have a couple of builders specialising in structural repairs go to the property to give you quotes so you know how much the work will be. Only then can you negotiate a price reduction if you wish to continue. Without a builder/structural engineer seeing the work and what is involved they cannot give you an idea of cost. You could also arrange to speak with the neighbour to see if they are aware of the problem once you have spoken with the builders and decided whether it is worth moving forward. If the damage is to the whole of the party wall (shared wall) then the cost should be shared between the two owners. If damage is only to one side then that owners will bear the cost. A Party Wall Notice is served on the the adjacent homeowner/Landlord to start the process but this can only be done by the owners of the adjacent properties or by their appointed representatives (eg Surveyor or builder if this is part of their remit). Note though that there is also the possibility that the work can be carried out under a buildings insurance claim by the current owner. If that's the case then the insurance company will investigate why the wall started to lean (was it subsidence or whatever), deal with any party wall notices and agreements and carry out the work. Any insurance work would have to be declared to your insurers when you arrange for your buildings insurance cover to be put in place. I have had subsidence work carried out to my rear extension which was causing cracks to the internal brickwork and causing the whole extension to lean. Everything was covered by insurance including tying my wall to the neighbours and replacement of the drain which was causing the subsidence. Hopefully that all makes sense.
