Three bed semi extension. Help pls!

We're looking to build up from a awkward flat roof on the side of our semi and make a third double bedroom on our first floor.

We've got planning permission to extend our box room to an l-shaped ensuite. As background, we also already have two double rooms on that floor and a guest/master ensuite in the loft. I'm now thinking I've made a mistake and should alternatively extend the family bath instead and still extend the box but as a third bedroom for children/guests.

What do you think?

I totally agree that a larger family bathroom is a good idea. I think that a four bedroom semi with an existing master-suite in the loft would benefit from a large, nice bathroom, not only for resale value but also to benefit the lifestyles of the average family. A family with young children will enjoy the benefit of the shared space and a nice, large, walk-in shower will help any grandparents staying over and teenagers.

I did a quick arrangement for you on the attached image (I love space planning) and I just proposed what i would do if this was my place. It is just a quick additional idea for you and I hope it helped you think in a different way about the possibilities of the space.

Just a note - I have built out and straightened some of the walls to hide pipes. The walls will be thicker for this reason, but the end result will be much sleeker without all the boxing out. I also hid a mirror cabinet above the sink and showed a fake panel in front of the riser to ensure that if you do chose to do something like this - use the whole wall space and hide the boxing behind the mirror which is just a fake door to the 3 barrel cabinet (I hope that makes sense).

I also moved the first floor window over fractionally into the shower room for the guest room. This will be a minor amendment to your planning and shouldn't be an issue for overlooking as it will be obscured anyway - always call the council and double check).

Think big! This can be so gorgeous I would spend all of my time in that bath!

I live the design in the earlier post but worry that the bedroom won't actually be big enough for a double bed to have a suggestion that one of the existing double bedrooms becomes an ensuite bedroom.

Hi all, Thank you so much for all the helpful comments and suggestions, and sorry that it's taken me so long to respond - house renovation and work have been keeping us on our toes! This has become a long post, so a quick reminder - we were looking to renovate and rewire our 60s house to update it and also make it more wheelchair friendly downstairs for when my mother-in-law comes to visit. We employed an architect and came up with what turned out to be an 'aspirational' design (much more than the budget!) so we ended up deciding to split things into two stages: Stage One to add a downstairs wetroom for accessibility, remove chimney throughout and add a porch Stage Two to do the extension across the rear, removing the conservatory to open out a large kitchen/diner and add a utility room The layout below shows both Stages One and Two as complete. Bits shown in red are existing walls which have been/will be removed (apart from the wall in red in the seating area below which is between the existing kitchen and dining room - that's a mistake). So.....the building work is now done - hurray! Stage One is complete, we are much poorer, and we now need to decorate the whole house :-) Some before and after photos below - please bear with the terrible photography skills. The rooms aren't big enough to allow for expansive photos!: We've re-plastered throughout, apart from in the kitchen and upstairs bathroom, as we'll deal with those later. Current challenge is deciding how on earth to pick paint colours and flooring throughout.... Anyway - hopefully that gives you a sense of where we've got to. Best wishes

Hi Thanks for sharing, You can easily add a rear extensions say 3 meters out and width of the building you would require lawful development application takes 1 or 2 weeks. Rather than having 2 storey, Would suggest why not have a normal hallway at the entrance(meaning move the lounge wall towards the right) with understairs WC where storage area is. Open up the rear wall so the kitchen is kitchen/dining/living open plan, keep the front lounge formal, would suggest add 4 panel bi-folds and rear extension to be flat roof with sky lantern or skylight 1m by 1.5meters, it is very popular to have kitchen island for quick breakfast or socialising. Remodel the first floor and add loft conversion hip to gable(extra good size bathroom and bedroom)? you will gain 1 new bathroom, WC, open plan kitchen/dining/living, formal reception and 1 more bedroom in the loft. You are more likely to get approvals for the suggestion above than 2 storey rear extension. Hope all is helpful. Nuhous Team Couple Designs Below:

I do think you need a replan regarding reception room space. When you consider the final square footage of this house and the cost of building it to that size you are in the league of most 4 bedroomed detached houses. I think if you had gone to view a 4 bedroomed house with a living room that is 14’x12 you wouldn’t have bought it because in that context it would seem small. I suspect that having lived in a flat you didn’t have much space to store things so you are trying to plan where to put everything but having a bootroom and laundry space, a pantry and extra hallway cupboard shouldn’t be a higher priority than the principal rooms and I bet if you are honest this living room isn’t any bigger than in the flat. And if you are saying that the back of the house has the best views, the best access to the garden, will be the most impressive space because of the kitchen you are planning then in my opinion the best reception space should be here and any compromises should be to the front room
