How should I lay out my 'interesting' London flat? - Advice needed
Comments (4)Hi. I would do something like the attached which isn't particularly to scale but existing bed 2 has been reduced to 10x10. I'd only make the bathroom a bit bigger unless you want to widen it by taking a little from the new Master bedroom. Move the bath down 20-30cm and have shelves built in floor to ceiling for storage. If you wanted you could have pocket doors from the lounge through to the office (with sofa bed) so you can open the whole lot up for entertaining etc. if you do that just think about resale ie accessing bedroom from lounge unless you do convert the loft so it won't end up being a bedroom. I'd buy a unit to house the tv and books. Maybe think about a dining table that can double up as prep area. In any case I'd get one with a bench seat that slides under on the kitchen side to save space. Comments (17)Hi all, Thank you so much for your posts and ideas. I really appreciate it! Well 6 years have passed and we still haven’t made any structural changes as we started a family instead! But we think we’re ready to make some changes now (just when its become more expensive than ever to do structural works!) A few things I forgot to mention in my original post is that the roof is a butterfly/London roof so its not a traditional pitched roof and would be expensive to make convert it. Plus we had to unexpectedly replace the entite roof this year because it was causing problems and didn’t have the time to think about a conversion due to the urgency 😫. The front door is next to the lounge (floor plan is upside down 🙃) I think we’re thinking of a ground floor extension now but ideally i’d love to separate out the 3rd bedroom so it has its own entrance and possibly make it bigger. The third bedroom is at a split level from the 2nd bedroom ie you have to go down 3 steps. But the roof above the 3rd bedroom is pitched and i’m wondering if its possible to extend into it and make it a study/4th bedroom. The pesky stairs still seem to be a problem! RE: John Botham thanks for your advice to be cautious as the layout differs so greatly to other properties on the street. Comments (1)Hi - in answer to the question fireplace or not, I would say keep. It is a focal point of the room. You might like to consider updating the fire itself to a more modern design. Re layout, not knowing the proportions of the room these are guesses, but I would move the bigger sofa (with the chaise longue portion) to the wall opposite the window and put the smaller sofa on the wall opposite the fireplace. This would balance the room a bit more (based on your photos) and also free up the "virtual" corridor that exists between front door and next room. Furthermore, if the room size allows it, you might like to consider keeping the smaller sofa away from the wall, placing it further into the room. Comments (6)That's much like our sitting room. We currently have a 2 seater sofa at 90 degrees to the fireplace with another directly opposite the fireplace, so kind of L shaped. TV to the left of fireplace and a single Stressless chair between TV and door. We have a bench seat in the bay window, delivered today. We also have a piano in the room plus book shelves from chimney breast to external wall. We have the same shape in our bedroom which was more of a challenge but bedhead against chimney breast works for us....See Moreclairef09
