Reception room - sofa placement advice ?

Hi , advice would b greatly appreciated. Room size is 4.95m by 4.05m into bay. I would like a corner sofa/ modular sofa in the middle of room just in front of fire place . Sofa dimensions roughly 260cm across and chaise length 159cm ...will this make room look smaller ...I have placed cardboard and sellotape on floor but still can't visualise how it would look . I am normally very decisive! I am hoping to place a console table behind sofa adjacent to door .

Hi. I really don't want to be negative at this exciting time but these are just my personal opinions so could well be wrong. I wouldn't remove a bath from a 3 bed house for resale purposes. If you put in a guest loo, where will guests bath/shower? People generally don't want to traipse through someone's bedroom. Also I agree the wc on the ground floor looks a waste of space but you don't want to traipse 2 flights of stairs to go to the loo. The idea of the 7ft room I just think again is a no go for resale. You seem very against open plan but it is a good use of space. I would personally remove the stud wall on the 1st floor and have an open plan lounge diner which will be perfect for entertaining if you don't need a 3rd bed. The wall can be put back for little cost when it comes to sell. In terms of the2nd floor,if you can make use of the closet space then I would have a long thin jack and Jill bathroom. Push back the existing cupboards in the master, take them over the top of the door and have a fake door through to the bathroom if you really want access from the bedroom. In terms of the kitchen, maybe consider a portable island if you need more space or just add a sofa and coffee table or something with bar stools but basically a seating arrangement that will encourage you to entertain upstairs although I appreciate everyone will congregate in the kitchen initially! Others hopefully will have much more positive ideas on what was a sunny Friday!

Originally I had decided on two fabric Chesterfield sofas but DH wasn't keen as price was an issue ...hence change to corner as its one we both liked . We prefer minimal contemporary look and finding a sofa online and in shops that we both preferred was hard work! Wish DH was like most hubbys and not get involved but he likes to be involved in decision making process!! :-/

I think breaking it in separate zones would help style it. But place the couch in the centre, coffee table in centre of the room with a 2 seater to the left and a L couch to the right. I would place the furniture on a big rug that would feed into the 'zone'. So imagine if TV is on the middle wall on the back, you can chill on the L couch comfortably and when people visit it's more social. Then use smaller zones in the corners of the room, so the right of the room a single chair and side table as a little areal and perhaps bookshelves etc to the left of the room

An alternative option would be to add in folding doors. These can be glass to increase light or made to measure bespoke doors as simple as painted MDF if you want to keep costs down. Example of MDF bespoke doors here for a previous client. Having the option to screen off areas as the children grow can be really helpful as you may not always want to all be in the same space but its great to have the option to throw it all open for gatherings and big playtimes!
