Floor plan hell.....I mean help!
Comments (7)Firstly I think you may find the help of a Concept Planner really useful as the space has to 'work' for you. Secondly, without the all the dimensions marked accurately on the plan, it's not possible to have anything other than an educated 'idea'. The door in to the room isn't marked and you need the dimensions of the fire recesses etc, just all dimensions really. The room when you draw it out appears a lot more square than you have it, after all, it's only 1.4 meters longer than it is wide. So, planning it out properly is really important. Having said that..................I'm not overly keen on either plan. I think you would be best with the kitchen / diner towards the wider open plan area nearest the windows, and the kids zone - play / relax / storage area nearest the fireplace in the more odd shape. Odd shapes are better for storage and I think the fireplace looks better in the loungey area than in the kitchen. Zoning is essential, thus on this plan, you can see from the kitchen everything that's going on. The kids are on the bottom of the plan, with a lounge / play and all important storage area. Then, cooking and eating at the top. The use of the small island and the return will help keep the kids away from the cooking. Comments (36)Personally I would try not to develop the family room as I sense it will never be the contemporary structure dominating your ideasbook and will eventually be replaced. Given that you have mentioned later extension I think I would be looking to open up the rooms you currently have and add extra rooms later as the budget allows it. Personally I would want a big lounge on the right hand side and I would put hubbys desk in the niche and either screen it when you all want to be in the lounge or alternatively buy a beautiful desk for the niche and hide a wireless printer and filing cabinet in the store room which I imagine is also plenty big enough to be a utility....See MoreFront door in centre - Living Room Layout Design Hell
Comments (9)Whilst I would also prefer a hallway as the entrance at least you have the porch so people are not immediately in your living room when you open the door. It's a lovely room and i think the existing furniture arrangement is much better than using it as one big space. I'd keep the tv over on the fire side of the room because it will be a cosier space at night and is a feature. It's then away from the staircase which might be draughty and more of a thoroughfare. I also have trouble visualising how the under staircase tv would work.(although maybe One plan has a good idea for this. I'd then use the other half of the room as your snug/reading area with a couple of chairs and bookcase between the two doors. I'd use a large rug to define and bring this area together. You might also have room for a small console type table next to the front door to drop keys, phones etc. Alternatively, if you have your sofa in the same position as the existing pic you could have a sofa table (see pics below, lots of different types depending on your style) behind it for the same purpose as well as adding interest rather than just seeing the back of the sofa. Comments (14)Thanks all! yes i am coming round to the idea of grey walls, think the stark white walls may be the main problem with the room! Thanks for the mock up MATH, really helps to visualise it. and I like the green, had been thinking of green too and that would link with the faux plant idea. Coukd also get picture of canvas with the green colour in. Unfortunately dont want to change the mirror atm, it's wired in and gives good lighting. for painting the walls, what shade should I try? a really light grey so it's not obvious or something darker but still not as dark as the wall tiles? Monica, I presume u mean wall tiles or do u mean the floor tiles? and should I paint all the walls or jusy the sink wall? only thing is the towel rail wall is such a big expanse of blank white!! how is best to sort that? maybe a shelf with the said plants on??...See Morecarole
