Could you provide the dimensions of this dining area?

Nice space. Could you possibly provide the dimensions of the dining area -cabinets on either side included? I have been thinking of doing something very similar but was concerned it might look cramped. It does not look cramped in the photos so I am encouraged.

Hi.

From the wall with the bench and dining table to the edge of the concrete floor/glass is 2 metres. From this edge to the side wall over the stair is a further 2.1 metres. The full length of the glass floor and dining area (incl cupboards) is 4.9metres

From what i'm reading, I think you have only two choices on actual brick walls. The one with the cooker is an outside wall isn't it?? .....and then the one with the clock. Totally depends on how much work you want to make for yourself. If you just want to 'dip a toe', then go for the one with the clock. If you want to go all out then do the one with the cooker and hob. However..........and we have done a few of these now........that is Victorian houses...........Lyme plaster is a pain to work with!. Once you touch one bit 10 minutes later you've got a patch 3'x3', then you get bits that feel like they're welded on! Also, we have found on many of the houses that we have done full renovations on, the Victorians were fond of an 'anything goes' brick size approach! So be prepared to unearth allsorts and more importantly, be prepared to have to re-point most , if not all of the brickwork with Lyme mortar and then seal it! It isn't for the feint hearted. Here's an old Chimney breast that we did a few years ago in an Attic Bedroom. ( Before and After ) and finally ones on a Chimney breast from a different house. That's me in the photo !!! Have fun

Ah, well in that case... If you have the dimensions of the room and draw the layout of it with the dimensions, and where doors and windows are, you can post that here and we can have a look and play around with some layout options. If you then go furniture shopping, make sure you get the measurements if the sofa(s) you're considering and use tape or paper to put them out on the floor in your living room. That will give you a good idea of how much space the items will take up and how you can move around them.

Hi Samuel, thanks for getting back to me. I think an extension would help and you have got the space for it. Roof lights will bring a lot of light into the extension and you could have a flat roof or mono-pitch. The only issue perhaps is by extending the house would be a little 'bottom heavy' but my thoughts are most of one's time in the home is spent downstairs! The extension wouldn't need to be as long as I've done it, and if you're under 3m from the current back wall you could potentially do it under permitted development (providing you meet the other criteria). If you wanted to extend, this what I was thinking. I've put together a little mock-up quickly, leaving the washing machine etc at the front of the garage. Door would need to swing the other way probably. Kitchen layout would need some thought. Might be nice to use the reduced height in the garage for office/ snug with new glazing to the garden. If you need more storage/ the utility wall could move to give you more space with a smaller snug area. Yellow boxes are Velux and green is flat roof windows could be put anywhere really/any size. These are the two options to give you an idea of roof options.
