New family home building project

Hi All! My husband and I have recently bought a new house and are hoping to have a rear extension, loft conversion and wrap around the side of the house. We want to give the house a modern yet cosy feel. We've assigned an architect for the project and he's sketched out plans that we've eventually agreed to. As this is our first ever venture of this kind and my Husband and I are clueless on many areas of this project I have many big and small questions regarding the project. The first being....what type of roof tiles should we go for...slate? Or concrete? Is it just the appearance that differs? Is slate being used because it's the current fashion? Or is one actually better than the other. Would appreciate your thoughts. Thanks

Slate is used but it depends on the area and the style of house. If you have lots of questions I am happy to advise you by phone or by visiting depending on where you are. I have plenty of experience of whole house renovations. I always save my clients loads of time and money and I can reduce the stress of a project by helping you to avoid mistakes and plan your space so you are happy with the style but it totally works for your needs. Make sure that when you get a builder, you choose with care to get someone that will keep you posted and discuss all details well in advance of requirements on the actual build. I would say that as it's a big build, you might want to consider a project manager, it will save you time and money in the end. Unless you are able to do this yourself, then it's possible to hold up the build by not making decisions quickly enough, having time to research them etc.

Roof tiles are one thing, but there will be many, many things that you need to know in advance of the build. ie:- Bathroom sanitary ware, what, where? Kitchen, designed in advance so that the electrics can go in where they need to. Electric points, how many, where. ( you need to know how the room is going to be laid out to decide this accurately ).

Basically, you need to be able to envisage the whole thing finished and furnished to know what goes where.

Ok, been a while but we have (slowly) but doing some things. 1) New kitchen shelves and new wall mounted spice rack (ikea picture shelves), 2) New white unit at the back of kitchen (with new coffee machine on it) 3) Mirror on the wall about white unit 4) Two new more modern ceiling flights to replace the chandeliers 5) Painted the entire room myself, except the ceiling as you can see. I simply don't have a ladder tall enough to get up there as the ceilings are so high. 6) New PVC table cloth to stop my 8 month old ruining the wooden table. 7) To the left of the new white unit, got rid of wine fridge (did shed a tear) and bought a new standard fridge to help with the load of the other fridge - so we now have a fridge for veggies / fruit and my sons food and one for meat / drinks/ cheese etc The result, i think, is a much nicer, lighter and spacious room and we've managed to create a hell of a lot more cupboard and fridge space for ourselves which was much needed. I hated the old chandeliers and i'm delighted with the new lights we chose. I'll do some better photos soon but wanted to update this. Thanks to all who made comments and suggested things ! (of course all the entire apartment is 100% High CRI Dimmable LED Lights (my own company). Chris

Thanks CreatePerfect for your interest in my project. I have a fairly good idea for the style which will be a painted Shaker kitchen with granite countertops. I also want to incorporate a large island and it's this that is causing me the most trouble! The reason is that on the long run of units on the back wall there will be a range cooker, set slightly out. Which is making it difficult to place where the island should be positioned as it makes the island offset. I think it's because of the shape of the back wall coming inwards next to the bifold doors. It's the lack of symmetry there that I'm struggling with...so this is where I need some inspiration. I would be grateful if you could give me an alternative that doesn't compromise my island! Hope this makes sense?

Thanks all for the really great comments. We’re not considering extension because of budget so a remodel will work better for us as it’s relatively spacious downstairs if we can make use of the space. Ideally we want a cozy front room (still debating whether to use brick or have double doors in there), open plan kitchen/breakfast and lounge. Also spaces in hallway and under the stairs for storage, WC and mini utility for washing machine. There’s a small WC just under the stairs. Do we get a structural engineer first or get the plan drawn up first. Also Will it suffice to use an interior designer with architecture experience or we need an architect to draw up all the plans, we’ll prefer the former because of cost and the fact we don’t need planning permission just structural engineer and building regulations approval. We’ve had a couple of builders say we’ll need a steel beam when we knock out the kitchen wall so agree with the comments above. Also is there anything that can be done upstairs to make the 3rd room bigger or that will not be cost effective and we should just renovate and get good furniture/beds that makes them a bit more spacious. Thanks guys, for the advice. We've chosen our architect to project manage the whole thing as we will be using his building company to carry out the build. We've chosen to go for slate because apparently it's longer lasting.
