Can we knock though into our garage?

Help!! We have moved into a very small house in Wilts from a large one in Wales. I mean small!! We have one v. small sitting room/dining room which means we bump into each other all the time and really want to knock through to our garage from this room to make a proper sitting room with french doors onto a small yard space?? The only other room we have downstairs is a bathroom (ugh) and a small kitchen which we have just finished. Are there restrictions and how can we do it the cheapest way possible? It has a solid concrete floor and a sloping roof on top off heavy duty beams. Alison

Here'a a link to the planning portal regards garages:- Planning Portal As you see, you are unlikely to need planning permission if the garage is attached. The most important thing is insulation, as it's almost certainly not cavity built. Therefore, good quality insulation, batten up, plasterboard over the top. Not overly expensive, and a pretty easy conversion. If you have electrics in it already, then they need to be checked and any new installs certified i believe. You may need building regs depending on the garage door - here's another link:- Garage conversion Some building companies can do all of this for you as part of their service, it just depends on what you want and can take on yourself. Hi LTS. It's hard to say how much it was just to knock the wall out, as it was done along with fitting the kitchen and some other works by the same contractor (inc. plastering, lighting, fitting radiators etc.). I will say it cost me £2000 for everything they did, and they did use steel! £4000 is definitely too much, as it is a relatively easy job. I would expect to build an extension for that amount, lol! What dimensions did you need?The hole in the wall is less than 2 metres wide. Thanks x

I'm not sure making the fireplace look heavier would be a good idea. However rather than fight the off centre I would work with it. Possibly wall hang the TV to the right of the fireplace it looks as if that would make it quite good for viewing from the sofa. Get a bigger rug which would still be off centred but would pull in/integrate the soa area more. I wouldn't put the TV in front of the window as the blockage of the view could feel negative and if the sun shines through during the day difficult to see TV without drawing curtains. What about a mirror above the fireplace you seem to have a window at each end of the space so a mirror could act like a third window reflecting light and giving weight to that are away from the TV. A window seat could work nicely.

We have also just installed our diy-kitchens kitchen and are very happy with the results. Like you, we need to maximise the storage space and awkward layout and could do so with the wide range of cabinet sizes available. It probably took us a total of a week full time to design it properly (= a few weekends a month spread over 3 months), but this included changing the whole layout of electric cables & sockets & gas and water pipes and a toilet waste pipe running through the kitchen. You have to be methodical with designing a kitchen but diy-kitchens do have a guide to planning a kitchen and working out what layout suits you best. We did the fitting on the weekend which also took 3 weeks (including some clever fitting to get access to the meters and stop cock), but it meant we could maximise the storage space. For about 20 carcasses and end panels, plinths etc but not including appliances we spent £7k on solid wood painted shaker range Linwood.

I would leave it and do it properly. If you do it now, you will have mismatched floors with a huge gap between them with no floor and provably a hole all along where that wall is, then you have mismatched wall colours, then you'll try to tie it all together by spending money on paint, rugs, cheap make-do floor, curtains etc to tie it together.... then eventually all that will go to waste when you go your extension. All your make-do things will still never look right to you as what you actually want to do is the real thing and you will only be happy when that's done. 2 years is nothing to wait! We waited 4 years, lived with red striped wall paper, green carpet etc and done it right.
