Kitchen diner living and utility room layout dilemma!
Comments (16)Hi there, We had exactly the same problem about 6 months ago and despite all the squared scale paper in the world, I just couldn't imagine how it was going to look and went round and round in circles! Have you considered a concept planner? We used one and despite the fact I was standing in 3 separate rooms with doors, windows and openings in completely different places, she worked off the architect's plans and came up with photo quality 3D renders showing exactly how the different options would look. We even had a YouTube video of the 4 different layouts, so you could see how it would look as you walked around the room. The pics below show the room I was stood in as our concept planner did the 3D renders, how they actually looked and how the room as turned out. I am a huge fan and find the whole thing quite fascinating- it's like looking i to the future :) Thanks to using them, we were able to order our kitchen before the building work was done, so didn't have to go without a kitchen for ages! How the 3 separate rooms looked when the plans were done by our concept planner... A few of the 3D renders that she did at exactly the same time... And how it turned out.. Comments (29)I have a probably unpopular suggestion... unless you're happy with an end design.. could you either do it in stages (I appreciate living in a building site is Never ideal) So knock out the chimneys and open up the space, but not pull out the kitchen etc. Give you a bit of time to see the space and be able to move your sofa/dining table around to try and work out what would work best in reality? Or postpone the project slightly to give yourselves the time to finalise a layout you're truly happy with +/- using OnePlan? I agree tho, realistically with that layout its stools or the sofa! Also I wondered whether the outside store space off the lean to, could be made accessible from the hallway? And then could that be the utility cupboard? Comments (12)Given that the wall where the hob is 2 meters in the Kitchen would it help if you have full height units along that wall instead of a few wall units. You can have a fridge freezer then a tall unit to house your oven and or microwave and have a corner sink. or have tall units on either side and have the sink where the hob is currently. that will help increase your storage space and also have a lot of units put in. You could then have a 1.8 meter kitchen island with your hob etc with more storage and breakfast bar etc. if you can extend into the current dining area slightly even 60cm that will help add another tall unit. Presume you already have a toilet under the stairs. You could move the current door at the back which is on one corner to the middle with bifold doors as you will not have any units there. That will give you more light and a view of the garden. you can build a utility room with your washing machine dishwasher and also have a pantry . As it is one open space would try to have a raised dining area even if it is 15cm and drop it back in the kitchen area. That will give a bit of height in the dining area and guests can get a glimpse of the garden even when they are seated beyond the kitchen island… Would recommend a wooden floor running all the way from the living to the kitchen. i would lay it in a Chevron pattern drawing your eyes all the way to the garden. if you raise the floor in the dining area, you can create some clever storage there....See MoreEnough room for ideas? Comments (3)image 3 is missing, option 2 doesn't look a good idea, the triangle of services is broken and whilst that can be ok if its the fridge on its own the sink and stove should be in easy reach of each other. Option 1 looks like it should be ok space wise but it sounds like 3 is a refinement on 1 so I'd like to see that first. You could also reduce the length of the island to have cupboards come round to mirror the fridge, you could even have all the storage space on the walls and the island have both the stove and sink?...See MoreJonathan
