Comments (6)Richtraff, I see you are located in the UK, yes? In my area of the US, realtors won't list a room as a bedroom unless it has a built in closet. If it only fits a free-standing wardrobe, it is listed as a den. I'm not sure whether this is a local quirk of our real estate market or whether it is a more widespread practice. But my point is that you probably need to consult a realtor in your area to see if there are any minimum requirements (size, closet, etc.) for listing a room as a bedroom when you sell, and also for advice about the pros and cons of a bigger bathroom vs bigger guest room when listing in your area....See MoreRenovation- Master bedroom and bathroom, ideas please!
Comments (17)I would say, it's do'able, but does it work? In my opinion no. The width of the room is 3.5m. A kingsize bed is roughly 1.75m wide. That will leave you with 87cm walk space either side of the bed if you put up a false wall. Not only does it conflict with the window position because you need the depth for the wardrobe plus around 1m crouch space at the rear of the wall, plus the depth of the wall, but it means that you can't have bedside tables either, because it's not wide enough. If you wanted to add bedside tables........and my own personal view is that it looks funny without them..........then you need 1.75 for the bed, plus 1m ( for two cabinets ), that's 2.75m, that only leaves you with 37cm to walk either side of the wall to get to either the bathroom or the wardrobes. The wall could only be the same width as the bed and I just think it looks weird. If you look at the length of the room and how it will be reduced, I also think it affects that too much also. The wardrobes depth will be on average 60mc, plus 10cm for the wall and 1 metre of crouch space.........total 1.75 plus the length of the bed the other side of the wall, 200-220cm - Total could be 3.95m leaving 55-75cm at the foot of the bed to walk. You could argue that the 75cm is plenty, that's true enough, but do you want to open the door and be met with the foor of the bed right in front of you? I guessed the size of the bathroom for the interim until you measure. I'd go for something like Karen at OnePlan has suggested and don't change the bedroom, or if you want to have the shower and the bath, something like this:-I put in a wall between the walk in shower and the vanity. Put in a double vanity with two sinks, a free standing bath and the toilet. Comments (10)I’d be tempted by your first option - a small bathroom that is really well designed and with great fittings would be ok for me. I’d rather have a small (and lovely) bathroom and a decent bedroom size. Less than a year ago, we actually made our smallish bathroom ever so slightly smaller in order to make a bedroom a bit bigger. We also refitted and splashed out on higher quality fittings and lovely tiles - and it’s been a godsend! No one notices that it’s smaller - just nicer....See MoreMichelle M
