Bedroom Lounge and Hall - Entire Flat - Colour Help please

I have an entire flat that needs a major overall, on a budget. My last tenant left in a hurry and its now quite scruffy. I am the owner and landlord, but will be living there myself for a while. But looking to the future, I do not intend to end my days there, and am looking to try and future proof it for future lettings.

I will be having a decorator come and and do the work, and also a builder who is giving the kitchen some TLC, (new work tops, replacing some of the tiles, new sink, new cooker, and new floor) and replacing the bathroom (new shower, new toilet and new sink. I am bringing gas into the premises, and having a gas boiler and central heating installed. I have a blank canvas, but am at a total loss as to where to start!

Any and all ideas will be gratefully received.

It seems quite a big kitchen. Could you put the kitchen in the living room and reclaim the former kitchen as an extra bedroom?

There are four "other" rooms. One could be a lounge and then at least two doubles and a single / dining room/ study. Plenty big enough. The bathroom is the problem if you have too many occupants - only one toilet and small

My first thought is that the bed looks a little close to the furniture across from the foot of it. I might try the bed on the window wall and instead of the piece on the wall that has the door, eliminate it and get two bedside table pieces with storage to accommodate whatever you were going to store in the piece across from the foot of the bed in your plan. I like beige and gray schemes in the bedroom too, and find some live green plants add a perfect spot of color, or perhaps a kind of acid green silk texture throw pillow. My suggestion is to browse Houzz photos and save the color schemes that you really love! Adding something sparkly will pep up a design that you think is too monochromatic as well - some silver or crystal bling? I added some bling-y chandeliers on either side of the bed in one of my bedrooms, which is fairly monochromatic in beige and gray tones. Some of the throw pillows also have a silvery touch in them.

Hi, in that space I would put a nice relaxing framed print and beneath it a shaker style shelf with pegs to hang pretty scarves or hats or bags. I have one in my utility room between two cupboards and it gives a lovely feel to the room as well as being useful. Mirrors are not good feng shui opposite a bed and although shoe storage is great it might be too much between the wardrobes. Pretty colours!

Hi again Jane. Any external changes, including windows, may require planning permission. If the property is a block of flats or mansion block this may be more of a challenge. You may have permitted development rights, which can be another good option. Any change, however small, is likely to be subject to a license to alter especially if there's a management company or a remote freeholder. This includes windows in any shape or form. As unreasonable as it may appear, The licensee / freeholder can quite legitimately sell you the space and the roof structure and then request a full license to alter application. It's also not a given that the you be awarded the license. Sorry if this comes across all doom and gloom. There usually ways design challenges. understanding all the risks as well as the potential is important.

Hello Andrew, I agree with Jessica, it sounds like you have made a good choice there. To give you another thought - I would always aim for the same flooring as far as possible. The main reason is that when you have doors ajar, the eye is likely to note any change in floor covering at the threshold. This can subconsciously make you think the space is smaller than it is. However, if the flooring is the same and there is no carpet bar, leaving an uninterrupted clear threshold, the eye just travels and assumes more space than there actually is. This may or may not matter in the case of your flat but in my experience clients generally favour more space, more light and an easier flow. So, while you could easily use different shades for the walls, I would recommend the same carpet throughout on the floor.

Open up the bathroom by adding a shower instead of a bath. With a large cubicle it will give the a sense of space and as you are changing to a combi system, a bar shower with an overhead rose is a no-brainer and will make it a really nice if you can't increase the size of the room.
