Help please finish off my open plan area
Comments (7)I would change the table to lengthways as well to align it directly under the two pendant lights. Move the sofa away from the wall it looks too shoved back. Put it so the front feet are over the rug to stop the rug ‘floating’. Also move The two chairs in from the window and maybe pop a round occasional table between them. for the kitchen I would paint the units all in the same colour as the media unit. Then you would not have to change the splashback, tiles or worktops. The long cupboard end looks imposing so blending the colour more will help it to visually disappear. find another place for the bin or a smaller bin. Comments (26)Hi, this is going to be a great space! I really like your theme of brown/mustard/khaki, it's going to be so warm and contemporary. What about painting the wall with the two windows in your living space a rich ochre/mustard and repeating it on the opposite wall. There isn't a great expanse here as you have the walkway to the kitchen but it will reflect beautifully. With those big glass doors and roof light you can afford to go darker. The current mustard wall in the dining area, you could go for a fun, bold wallpaper with complimentary colours. It'll all tie in effectively but you'll have defined areas. Keep the remaining walls as they are and add accessories to bring the whole extension together. Comments (6)Hi Shelly, Woodburner band aside! Mr. Gove must have forgotten that Drax power station uses wood burners!!! Although in the middle of the room, with a double sided option will make for the most dramatic setting. However, it will create a sub-division in an open plan layout. Plus flue could look unsightly, and exit could be a problem. Man about the house has it as we would look to site, as you will need to get flue out to open air. Plus that end of the space will not benefit from cooking and is on external wall too, so will be naturally cooler than the dining end. Placing it at the opposing end, dining, could heat the house better, but a bit of a faff, if you’re relaxing on the sofa. Make sure you get it sized properly, as UFH, not sure if you have it anywhere else or used it before; it heats slower than rads, therefore it’s very convenient to have an alternative heating source for changeable days, where you might only want heat for an hour or so. A good quality burner will start quick. Rather than infill the Drawing Room door, have you considered a pocket door or jib door. Helping the flow of house and stopping that room being under used, plus keeping the natural light level higher. Looking at the layout, have you consider the location of the utility and WC? If you have the budget, swap them around. So anyone using the guest room doesn’t need to go through the kitchen to use the shower/toilet. Comments (13)Just on the chimney point. We knocked through between our kitchen and small sitting room. We needed a structural engineer to specify the steel. as part of the work they took out a similar chimney and supported the chimney higher up with a diagonal steel. the whole job was £15k and the diagonal steel wasnt itemised but we had the wall taken out, new plaster throughout, lights, new floor, radiators etc included. so i guess a couple of thousand pounds for the chimney removal to first floor....See MoreBrian Scott
