Cost of wet system underfloor heating and recommendation

Hi there, I have 45m2 consisting of concrete screed flooring and 36sqm on the rest of the floor which is suspended flooring, ie. floorboard.

So 81sqm in total, but two different types of floor making up an open plan space.

I have no idea how much a wet system underfloor heating is likely to cost me for this size and how much it might also cost to install, or what type to go for.

Any recommendations of types to go for, also a ball park figure for this size to include fitting? Don't worry I won't hold you to the cost suggestions or advice you give me, but I just need to have a rough idea of what I need to estimate for, any advice is gratefully received.

Flooring to go on top will be porcelain tiles.

Hi, We have installed several different systems depending on the existing building.

This one was a bit of a compromise as we didn't have headroom. Its cement panels with grooves in it and a small pipe. Its on an existing screed.

This one is a 50mm insulated panel between the joists with a 16mm pipe, its great but you need to take the floor boards up and lay ply or timber on top after.

This is the same property as above but its in the new extension and this got screeded over.

We have done another one which is boards with grooves in that can go over an existing screed and a timber floor, then pipe is placed in and a 6mm board is fixed over the top that you can tile on. Cant find the picture but its similar to the first one just with a thicker timber board, 16mm pipe and cover.

Insulation is also a factor to consider, don't want to warm the ground or air under your house!

There are many factors when pricing all the different option and insulation and builders work can be costly. You could be anything from £6,000 to £15,000 or more.

We've got it in our ground floor and the kids love it as they are always on the floor.

Is there one option to consider over another or one that you believe works better, produces more heat, is easier to fix, cheaper, but not less heat? If you could choose for your own house, what would it be? This is really helpful but if anything has put more options in the mix. As long as it works and doesn't break the bank and yes provides insulation I will be happy..

Any heat reflective paint will do really. You should visit a nearby builders merchant. They generally have offers going on various products and could advise you better. If you are based in London and require any further assistance one of team members would be happy to visit you on site and assist you in any way possible.

your floor choice will work great :) i have ufh in new build with air source heatpump and 21mm thick engineered wood floor (probably only carpet and solid wood would be considered less effective) and it is great, id make same choice again. i have ceramic tiles in 2 bathrooms and it definitely conducts heat better, lovely and warm underfoot when heating is running but as others have said its cooler the rest of the time. the remainder of the house just has a lovely even heat. its also very cost effective,i pay same in 4 bed, 2 bath house as i did in a previous 2 bed house (which was also new build but storage heaters). please forgive the lack of punctuation and poor sentences, this is my third attemp at posting a reply and ive lost patience writing the same thing!

what works are you doing? is it the ground floor of a house? are there steps or stairs that may be effected by a raise in hight. got any pics of the area?

Hi there,

We are just in the process of getting UFH put into our downstairs renovation.

The spaces is about 50m sq and we have gone with a low profile wet system from the underfloor heating store (the one in all the house magazines with Sarah Beeny lying on the floor!!)

We went with a 4 zone system (pic below) and the cost was £2,300 although we did get a bit of a discount because our interior designer (Gina at Create Perfect) gets trade discount which she passed onto us.

The company were super helpful and the customer service was excellent. We had three quotes and whilst these guys were the cheapest when talking through the differences with the other companies, other than better marketing and fancier branding, I could see no technical difference in the product to justify the higher price tag!

We are getting our builders to fit in and they are charging £2000. This includes taking up all the old tiles and removing the old grouting (pic below) which was a day or so and then laying the system. We'll have to pay the plumber and electrician to connect it up and both have said no more than a day, so £200 electrician and £130 plumber.

So in total for 50 sq meters we'll have paid about £4650.

Claire, your plan shows the zones taking up all the space in the rooms. Did they not avoid the base units? Also in the pantry, don't you want it cold in there?

Hi Pete,

The diagram was for simplicity- all the units and island were all marked out and avoided.

The pantry is more of a back kitchen than a pantry to be honest and has been fitted out to match the kitchen, so the door is open and it is all visible, so we wouldn't want it too cold.

We are lucky to have a full size fridge and separate freezer so anything that needs to be cool, just goes in the big fridge.

We tend to use Nu-Heat who will design the optimum solution for the various floor types, ensure correct output etc.

Do bear in mind that the original floorboards most probably won't be able to be reused if underfloor heating is being used beneath. If you are lifting the floorboards anyway, and the void beneath isn't too great, you may wish to consider screening this area as well.
