1930 semi double storey extension - Help!

We are currently thinking of doing a double storey side extension plus a single storey back extension to our 1930 semi (see current floorplan attached). It is end of terrace house and the garage side facing a green space. There are a few steps down (about 0.5m) from the back of the house to the garden

The idea is to increase and reconfigure the downstairs space to suit our family living with kids: we would like to have a living room, a large family kitchen diner, a play area for kids, a downstairs loo, a good sized utility/laundry room, a storage space (for buggies, scooter, hoovers etc), some cupboard storage for coats/shoes. Would be nice to have a TV/media room but I doubt we will have enough space for that so we can just use living room for that.

On the first floor upstairs, ideally we would like to create 4 bedrooms, one large family bathroom (big enough for both shower and bath) and potentially one more bathroom (maybe en-suite?) and some storage space.

Given that it is gonna cost us a fortune (we have been saving up for it for a long time) and will move the family out to rent while doing the work, the we really want to get it right. So we would really appreciate some ideas on the layout. Also let me know if you happen to have any ideas how much such a project would cost in London.

Yours is the sort of project we can help with too - just to thrash out the concept - then take it on to the next stage with a SE or Architect etc if needed ... we don't build or supply product - it's purely a design process though.

I'm assuming that the red dotted lines are your property lines? And the big square to the right is your next door neighbour? "but according to the plan we can just extend the existing room.Any ideas how to add another bed." I'm assuming you mean add another bedroom? So you want 4 bedrooms, one with an ensuite, and a bathroom upstairs? From the upper floor plan, it looks as if you can't extend too much into the back garden as it'll interrupt your neighbour's sight lines/access to light. There may be legal requirements that mean you can't get around this. I can't see the dimensions of the plan, but the only thing I can think of is to equalize the size of the rooms at the rear a bit more, but you'd probably lose your ensuite. I'd change the bedroom above the front door into a deluxe family bathroom. You'd have three decent sized bedrooms upstairs with a nice sized bath room. If you want 4 bedrooms upstairs inc. the ensuite and a bathroom, I think you don't have enough space. Another option is to use the downstairs front lounge as a sitting room/guest bedroom. Especially as your kitchen diner will be huge - you could use it as a kitchen/dining/living room and have the Lounge as a spare room.

We’re doing one sort of similar, our layout is slightly different as in the kitchen is a galley on the right hand side. The architect is doing plans at the minute. In your drawing, we’d be taking down the garden room/kitchen wall, dining/kitchen and opening the whole lot. A pillar will also be left where your kitchen entrance is at the left side and we’ll make a breakfast bar here. It’s over our 20k> budget to put in more beams and planning is more of a headache. We’ll see what the plans look like for this first though as this may very well change. We’re going to try for a utility also. The architect mentioned going out into the side driveway a little. I’d make your kitchen the whole back room area (cabinets on the far left) and make the sitting room a snug or even a utility room. I’d even widen those walls at the dining/kitchen doorway and you can put doors there for privacy if needed. Close up one of those hallway doors entering the kitchen diner. Have the kitchen open out into the garden for a feel of more space. Excuse the doodle ha ha.

I would suggest to do a bit of research in your local authority’s planning explorer, and see what extensions have been granted in your borough/street. You can search by key words (try ‘two storey side extension’ and ‘two storey back extension’). You can also have a look on zoopla for historic sales of properties on your street. Try and find some that have been extended (google map satellite can help with that) and see if floor plans/ photos are available. In my borough, semi detached houses are fairly routinely granted permission to extend at the side provided the extension is subservient to the original building, existing roof lines are respected and there is no terracing effect. But there are exceptions, and if no house on the street has done it before it may be more difficult to get PP. Every borough is different.

I well remember my son’s artistic endeavours. There was always more on him than on the paper! Also having a toilet near to where they play can be valuable when they become so engrossed they pay little heed to the urge until the very last minute. As to your other concerns about the front room being under utilised have you considered pocket or bifold doors between all three zones? This would give you the flexibility of opening up or shutting off the zones to suit your evolving needs. Future proofing I think is what they call it.

What an exciting project!

One thing I've seen done is converting the loft - stealing a bit of space from the box bedroom for a return staircase then the remaining space is converted into an en suite for the master. In the loft you can then have a further two bedrooms and bathroom. This would likely be a lot cheaper than doing a two storey extension.
