renovation & extensions to start mid march - 1901 semi detached

We are about to start a large (our first renovation) on our 1901 semi, it will be brought bang up to date with a modern interior, bi-fold and floor to ceiling windows in the master suite. I am struggling with design and finishes - we want a modern, clean lines, but on the other hand we have two large dogs who enjoy puddles and mud so we cant have white! but still want quite a slick look. we are looking down the lines of porcelain wood effect tiles throughout downstairs and a lava grey kitchen. Any thoughts suggestions??

If you have your fridge and freezer in the kitchen rather than the utility - it would free up space in the utility for a shower tray and spray tap for dog cleaning after walks in the utility ... might help ?

I would go for a washed grey wood effect porcelain tile. Then use the wall units in the kitchen as complimentary but the base as contrast.

I live in the Scottish Borders and three years ago there was a government incentive to externally insulate the houses. Due to the construction of the houses (poured concrete they couldn’t have cavity wall insulation ) . The difference to the heating bills is unbelievable but the look of the house is fabulous as there was new render put on new window sills and down pipes .i agree with the comment that just doing one house would stand out like a sore thumb but it just takes one to start the ball rolling . Maybe speak to your neighbours and they may want to do the same . All the houses in my street had the cladding and it has transformed the look of the street . I have since revamped my lounge and kitchen. There was nothing wrong with the kitchen cupboards so they where painted ,new work tops and sink . I did have a breakfast bar that took up a lot of room which I have replaced with a glass table . My next project is my bedroom which is getting refitted with new wardrobes and draws . Ex local authority houses are well built and have big rooms , they are worth buying as you can do so much with them ,I have bigger cupboards than the rooms that are in some new builds . This is my kitchen, it is so much lighter and more space . The back board is the same as the work top , so no tiles to grout .

I was 24 and my husband to be 32, back in 1978, we paid £19,500 for a 3 bed terrace in south London. Our eldest son bought in 2001 when he was 19 and on a small Royal Navy salary whist at university, sadly he sold it to pay for his wedding and hasn't got back on the ladder since. Our middle son bought aged 23 and our daughter with her then boyfriend bought their first flat at 21 and 22 straight from university in 2008 with one of the last 100% mortgages, they move next week into their third property aged 29 & 30. It's always difficult to get on the ladder but the sooner you start the better. We all live in Surrey by the way and nobody has been funded by the bank of mum and dad.

It was the best thing to do for this stage in our lives. Each home we had fitted our circumstances at the time; no children to a growing busy family back to occasional family. We left our 5 bedroom Victorian town house with the typical large rooms which we had lived in for 20 years and the location we had been in for over 30 years We had created a small but beautiful walled garden and I had to travel by car to my allotment. Having decided to move we spent time sorting the house to make the best of marketing it. We went through all the boxes of photographs, (my three boys having a good giggle), threw the unnecessary or duplicate ones away, then sent them off to be put on CD. We kept the shoe box full of photos as well just in case..... I put all my boys school stuff into separate boxes and they had to decide what to do with it. One did not even look at it, one looked and then dumped and one selected a few bits he wanted. As a joint exercise it was a wonderful family time and trip down memory lane. We had several sweeps through our belongings. Each time it was obvious what was not needed. Items given away, sold donated or dumped. It also became easier each time to let go of the things we previously thought we wanted. Finally storage for some bits then we moved into a rented flat whilst we looked for our next property. By the time we found it, and with the process of moving most of what was in storage was not needed emotionally or physically either. We are now 300 miles away in a two bedroom cottage in the middle of a forest. We are renovating it and adapting it (not enlarging) as we go, in fact turning it into a one bedroom property but with flexible other rooms. We do have the advantage of a mezzanine bedroom holiday conversion attached which we are using whilst the work is happening. This small space living is focusing us even further. Financially we are much better off, I am creating the home of my dreams, we have entered a new welcoming community and a totally new way of life. Our boys love visiting. We have been here for 18 months and so glad we have done it. Cathartic, most definitely, happier certainly, the right thing for this stage of our lives yes.

Thank you for everyone's comments, had no idea this thread would prove so popular when I started it. We are plastering this week and we have finally bought most things for the kitchen. I did find some real 'finds' though if anyone is looking. Not sure where you are based, but regarding electrical goods we researched all our own and narrowed down our list, and once we had that we looked online for the best prices for each appliance. Instead of buying from lots of different places we took it to Bentalls, who not only matched, but also cost us less, and beat some online prices with a good 'deal' price they also then will hold on to them until you need them, but if anything goes wrong you have 'bentalls' rather than several online dealers to return items to. RDO Appliances also do this if there is one near you, but i'd advise you to research prices first. Another thing we found was inserts for the kitchens. Through our kitchen supplier these were expensive, bin inserts, pull out drawers, pull out larders, even the pop up sockets, sourced seperately through ebay and online we managed to save quite a lot of money by doing this, so our fitter will still have the right things on the day, but we are not getting the inserts from the supplier. What else..... erm kitchen worktop, unbelievably the exact same worktop, same material, same cut outs etc.. same sizes differed between suppliers by 3k! so do shop around for your quartz and granite.

My honest opinion is that it seems top heavy. There are only 2 sofas in the whole house for 4 bedrooms (plus guests). Apart from that it looks fab and as you have an outside door on the utility you should definitely get a dog shower!!

thanks guys we are having a large american style fridge freezer in the kitchen - the freezer and fridge in the utility are just for the dogs food!! we are having a outside hot and cold tap for washing dogs outside the utility.. that was my compromise as i wanted the utility to be more of a dog room for wet and muddy dogs! which it still will be i guess. The layout of furniture was put in by the architect so we could gage the size and workable space as seeing it with no furniture it was hard to visualize, but thanks for the comments and we will look at that :-) Although a 4 bedroom there is only me and my partner and our two dogs - bedroom 4 is being made into a small walk in wardrobe.
