Comments (44)What a beautiful and perfect table you found! Hubba hubba - those legs are just gorgeous. Well done and thanks for calling out to me. As for the chair mix, I think four beige and two merlot would be lovely. I think you like a traditional look, so I'm a bit worried that you won't be happy with it. If the table will normally be smaller with four beige chairs around it and maybe put the two merlot ones on either side of the radiator cover/"console", then definitely do the mix. Mismatched chairs around a dining table are often all different or the same make and model in a multitude of colours or the same colour in different styles. Do a Houzz search and see if you can find your planned mix and if you like the look. If in doubt, get four beige and look at them for a while! You could tie the two chair colours together with little cushions on the chairs - maybe just on the two merlot ones. Comments (65)Depending on how far you budget goes, I would look at adding traditional cornice and pelmet and replacing the plinth with a similar oyster colour. End panels for wall units could also be replaced / added. Some chessboard style tilling in 3 colours would also bring out the walls. It's hard to tell but is the oak surround also on the wall units? Comments (5)If the utility becomes a dumping ground currently - at least you can close the door to it . If you open everything up then all that dumped stuff will just be visible to all surely? Why not look at what’s dumped - is it laundry ? Is it waiting to be ironed ? Or waiting to be taken upstairs ? Or dirty washing to be sorted into colour/white/darks etc. If so - redesign the utility to have an ironing board area and shelving for folded washing, and sorting baskets for dirty laundry, hanging pole for ironed shirts on coat hangers etc. If the stuff dumped is outdoor coats boots dog walking stuff etc then it might be better to design a boot room space instead ? Do you see where I’m going with this? The space isn’t currently working - so yes - some redesign is required - but needs lots of looking at WHY it’s not working in order to fix it properly. I’d suggest you go though this in great detail. Look at what’s wrong and then start making it work better. ( this is the sort of project we often work with clients on ! Comments (8)Hi Shelly, There's a good chance your extension falls under the permitted development, especially if your current existing rear wall is original, and not from and older extension. In any case it's always advised that you check this with your local authorities. Producing planning applications is a very tiny percentage of what architects do. On wether you will need an architect or not, that depends a lot on your contractor. In your case, they will have to carry out the design, that includes making necessary drawings to build from, liaising with multiple suppliers (kitchen, glazing etc.), structural engineers, building control to provide necessary design, layouts, specifications and building details. Of course the cost for the above will be additional to the building cost in your contract/deal with the builder. If your needs for the projects are simple, you have the time to manage the project yourself and you know exactly what you want from it, that includes all finishes, extension design, kitchen layout etc. then going for the above might be a good option.
