Comments (6)Jonathan's plan is excellent. You can't have an En-Suite in the Master bedroom it's not near enough to any drainage, unless you have a major knock about, which Is why, I presume that Jonathan has moved the En-suite to the other bedroom and then created another bathroom and bedroom on the left hand side. However, I would also point out, that the floors would need to be dug up a long way to allow for sink and washing machine waste, and the drop from the other side of the house is maybe not going to be achievable, thus meaning that you can't move the kitchen to the right....................All depends on the drains as usual. The garden is only 40ft long, so any extension would eat in to that quickly. Unless you want to pretty much change most of the inside, create a new hallway, move the front door, change 2 bedrooms and both bathrooms plus a kitchen, I don't think this is the one for you. Comments (9)Hi Jonathan, A nice big span like that will really open up the extension to the outdoor space and will look amazing. Crittall will provide the style and class, and with the wide span I would look at putting maybe three sets of double doors seperated by frames so on a nice day you can open all three sets of doors and get a real link to the outside. They'll be quick and easy to shut and you can adopt just the one double door as your frequent use door if the weather is unkind. Note: One more thing to consider is the lead time - Crittall has a lead time of 16-20 weeks, so if you do plan on installing Crittall, get the order in within plenty of time. Bifolding doors do not need to look so modern and (dare I say) a bit sterile - horizontal glazing bars can provide the contemporary look if you are after the Crittall style. The big advantage of bifolds is you can get a clear 95% width opening, so in good weather, you really are at one with the outdoors. You should either look to fit an odd number of doors all folding to one side so you can have one frequent use "traffic" door, or an even number of doors split in the middle so you can have two traffic doors in the middle that act like standard patio doors. (With big span like your plans show, I'd go for the latter.) To carry off the industrial look, you would need to get bifold doors with very fine sightlines, such as Sunflex SF55, with proper horizontal glazing bars (not superficial stick on bars). If budget is a concern (big extension projects can quickly run away with costs) then you may wish to consider something like the "Heritage Aluminium" range, which matches the contemporary style of steel windows, but comes at an aluminium price. Perhaps not quite as prestige or exquisite as steel, but a very popular product with some good advantages. Comments (10)I agree with all comments made. Thankyou Especially that the layout is mish mash of add ons. The bungalow was built in the 60 s when the building law’s were lax. As you can see the kitchen has a window which is fitted in at the oddest angle, although from the inside the fitted kitchen has made that less noticeable. Also the front door lays at an angle as you enter the hallway. There isn’t any room unfortunately to extend much width ways from the lounge diner side and as I mentioned we are garage linked to next door, the other side. There is a fair sized garden at front of property but is used mostly for parking. There is about 9 metres of garden at the back. Spanning width of property. The size of the lounge diner is approx.. 9 mtrs x 3 mtrs. The plan is that at the other side of the bungalow the garage converted plus a small extension will give a 3 rd bedroom with an en suite. This will match the other side of bungalow (Lounge diner) in size . The hall as you suggest will be carried on through the 2nd Bedroom into the garage, which will be the new 3 rd bedroom with en suite. There will be 2 small courtyards at tbe back which seems a bit of waste of space. Comments (4)Thanks @zenoobia. The reason I put the new bedroom at the back was due to the window / sunlight. Moving the new bed to replace the existing lounge would mean no windows in that bedroom. If you notice in the pics above, there is a garage to the right and therefore, it is not possible to have windows on the side....See MoreTom Hudson
