What should i expect to pay for labour for laying floor tiles

Having nearly completed a well overdue refurb, and need a large expanse of floor tiling done downstairs, what should i expect to pay for labour/m2? Porcelain recitified tile, 60x60cm through entrance, existing kitchen, new dining room and utility and small understairs WC. Some of the floors will require some skilled levelling. Have also reached the end of budget so want a professional job but at a keen price. Any advice on what to expect? Am resident in the Yorkshire.

I love your new plan. You are right to make the doorway from the house to the bathroom, you only need a concrete lintel above it, the wall will be fine! ( Any builder can do this! ) Can you spin the bath round so that it's under the window though?? You will probably have enough room for a storage unit to the left of the door as you walk in. Aswell as running Bagpuss,... we are experienced property developers and i always do all of the plans, and purchasing of materials etc.........also, 50% of the labour with my husband most of the time. It pays to know what's possible sometimes. I get up really early, so, following on from your latest plan, I 3d'd it for you, as i had nothing better to do. Do you mean 20mm rather than 200mm? I suppose where you *could* notice it would be around the full length doors, so that is something to consider. Doors would also have to be shortened and skirtings raised. Are you renovating to sell it? In that case would you be able to recoup the cost of the work back on the value of the property? If it is your place to live in, then I could understand but you do need to consider it is a hard job to get those tiles up and to level that floor. If you are laying wood the floor would need to be flat so all old adhesive needs to be removed, not an easy task. I would guess replacing with tiles would be less work as new tile adhesive would allow for minor variations in the floor. There is also the point that you don't know what you will find once you pull up the tiles - you could be find yourself getting even bigger labour costs for the job. Have you tried removing a tile to see how it goes?

Hello, sorry to hear about your experience. I'm not a floor expert but wanted to share my experience and thoughts. If you plan to screed the floor again, it might be wise to research how long the screed really takes to dry before laying a wooden floor because even though it is dry to walk on, there may still be moisture in the screed. If you lay the DPM, then add screed on top, the moisture only has one way to go which is upwards into the wood floor again. Why do you need the self levelling screed? Is it because the floor is completely unlevel in one part of the room compared to another? Just from my own experience, I've just had my kitchen, hallway and extension installed with engineered floors back in October. We had a chimney breast removed and this chimney sat on a concrete floor, the rest of the floor had wood floor joists. As some of the concrete floor was disturbed during the building work, the builder said he was going to fix it by filling the gap with concrete but lay DPM in the between the joists so the damp would not go through to the joists. When the floor fitter came to check the site, I told him this was the plan for the area, he immediately said the floor would not be dry in time ( floor to be installed a week after the concrete ) and said he would not install the wood floor in that area as it would take months to dry and the moisture would go into the wood. The existing concrete also had some damp ( not sure if this is normal ), he used a damp meter. The builder was obviously not happy with this as he said it takes 2 days to dry and there was a bit of standoff off between the fitter and the builder. The floor fitter said yes it might take 2 days to dry to walk on but moisture is still in the concrete. Eventually I had to get the builder to remove the concrete floor section and replace it with joist. In this situation I decided to trust the floor fitter as this was his field of expertise. My point is, even if you have a screed, I think you also need some DPM or something in between the screed and the wood that stops the moisture from rising into the wood. You could also go to some independent flooring shops if you still need to look for new flooring as they are usually very knowledgable, explain your situation with the screed, tiles etc and they would should be able to advise you what to do to avoid the same thing happening again. Hello Helen, That's a very good question and I can certainly help with guiding you on costings. The Expona Design range from Polyflor is a perfect choice by the way. So firstly, no installer will be able to give you an exact costing on how much it will be to lay your Expona without making a site visit first. Installing Luxury Vinyl Tiles like the Expona comes down to the condition of the subfloor and if there's any repair work needed. Presuming the subfloor is concrete and it required work I would advise a per sq rate of screeding at £6.00. Then to actually lay the floor I would advise between £15.00 and £20.00 per sq metre. So, to recap: £6 x 70 = £420.00 (subfloor preparation) £20 x 70 = £1,400 (laying the floor, based on a worse-case scenario) Please do let me know where abouts you are in the UK and we may be able to help you with sourcing an installer for the project.
