Advice please on proposed extension!

Hi all. We have just had our plans drawn up an extension. our house is a 1930s semi, currently with a very small kitchen. the plan is to have a single story extension running along the back of the property for our new kitchen and dining area (linking to an exisiting living room) and double story extension at the side for small store and utility downstairs with a bedroom, ensuite and study upstairs. the plans give us everything we've asked for, but not sure if we'll end up with dead space in between the island and dining area. would welcome any comments or suggestions before we put in for planning! thanks

7 years agoHi Nicola, you are quite right. It will create a dead space. ok, hard to explain this. But the design is creating too many out of sync 'corners'. What do you think about extending the wall counter till the island kitchen. Orienting the dining table to the middle of the pier between your two doors.

The doors that you mentioned, yes, one comes from the hall but the other just goes outside (we couldn't afford to do the side utility extension so our utility room will be on our detached garage - not ideal but we couldn't really see any other way). Comments (18)Just a few tweaks I would make to the downstairs-remove the door from the hallway in to the utility so you have more space for cupboards/clothes horse. Move the window in the hallway closer to the door, putting it opposite the stairs. Comments (3)So, has the approach to your property changed at some point? Because I would expect your entrance hall and front door to be at the front and not at the back? Could you turn it around again? If not, maybe move the front door to what is now the kitchen, making the kitchen part entry hall and part utility (dividing wall). Then you could perhaps create one large kitchen/diner/family space from the current utility, office and family room. The current dining room could be an office? Comments (10)I wouldn't link the garage to the house as you don't need that much extra space. Just treat the garage as garden space, with a big shed in the back garden for everything you need to store. And leave room around extension to get to it. I don't think you'd need to extend over the whole driveway so there looks like plenty of room. And you'd still have drive space in front of new extension (assuming it doesn't go further forward than current house). Simpler option might be to extend into back garden and just accept that it's not going to have a great view - but for a livingroom/snug you don't need a great view most of the time you are using it - and you still have option of removing the garage in the future to improve the view. You could make the playroom window into a bigger opening with patio doors (or big picture window, possibly one of those oriel windows) so that you get more of the sun/view coming in through there - open the playroom up to kitchen to make that the dining/pool room adjoining kitchen?? Close off the front living room to make into. a separate space. Move WC into utility space and incorporate current dining space into what's left of the utility - then you have a back door with entrance into bootroom/utility with separate WC off the hall - frees up space in the hall where WC used to be. Extend into back garden for that extra living area that you want, with an office space in the extension too if there is room. Your local planning dept should be able to tell you how far you can extend (possibly within permitted development, possibly needing planning permission). It doesn't create the inside/outside flow that perhaps you are hoping for, but it would create the space internally and sounds like you need to make compromises on the design/layout to stay within budget so you're not going to get it all....See More
