35 square metre family room/kitchen/diner

We're currently planning a side return in our Victorian terrace. The finished space will be around 35 square m and need to fit in a family room, dining space and kitchen.

Does anyone have a similar sized side return extension that they could share photos/layout plans of? I'm struggling to visualise the space.

Do a search of the photos in this site.
A search of "Victorian kitchen extension" should give you loads of pictures- when I did it many were a similar size to your room.

There is a lot to consider with this type of question that its not really an answer someone can just give you like that. As an interior designer we take so much into account that everything is priced on an individual basis. A few of those questions for example are .. What standard of finish do you want? What's your budget? What are your tastes? What feeling do you want the space to have? Who will be using the room and when will they be using it? is the property for resale? ..the list goes on. I would suggest you book a free consultation with an interior designer to discuss your project in more detail. Hi Mr Mr, that clarifies things. It would seem that if you go ahead with stairs from the hall then you will lose the smallest bedroom upstairs, presumably currently occupied by the youngest in the family? If so, then do you intend moving them downstairs or will you take the plunge and move yourselves into a new master bedroom downstairs? What will happen to the existing landing at the top of the stair from the dining room - could it be used to replace the lost bedroom? Could it be incorporated into one of the other bedrooms? Could it become a study [if needed]? When we extended a few years ago we took the opportunity to merge two existing bedrooms to give one larger room. The new extension provided two more bedrooms and we 'lost' one other original bedroom to become a 'landing library' open to the staircase so, in effect, a large gallery. In this way we went from a conventional 4 bed to a much larger 4 bed plus library. The house is just so much more usable in its new format. You will usually find that upstairs walls are easily moved as they are non load bearing. However, I am sure most people would agree that you should make the house suit your needs. It is well worth sitting down with a pen and paper and listing what you'd really like to achieve from the building work. If you are planning on this being a long term home then I'd take this opportunity to 'future proof' the layout for you and your family. If you are looking for resale in the foreseeable future then investing the minimum amount to get your kitchen diner is probably the way forward. Either way, good luck. P.S. given a choice, I'd still keep the stairs away from the kitchen smells... but see what the consensus is from the Houzz community.

We have just had a single storey extension done in the NW of the country. It was approx 8m W x 4.2 deep. Full run of alu bifolds on the front and 2 large flat roof-lights . Blockwork construction. Fibre glass roof. They had to move and relocated a kitchen into a temporary room, create a new utility and new bathroom (still waiting to be done) and new stud walls, knock down an external wall and internal wall with quite a few steels. The costs didn’t include any fixtures ie no extra heating or flooring or bathroom or kitchen fittings or landscaping - only the prep work for them and fitting. - We paid around £5k in fees (architects, structural, party wall) - £42k quoted for the work but there were additions they neglected to add on ie some steels. So I would say around £46-48k for the basics. Then we have all the flooring and new rads to add in and the new kitchen etc. Hope that gives you some idea! We also went through a company and it would have been cheaper to manage independent people and get separate prices in. For a 2m deep extension - I wouldn’t expect it to be half the price. Depends on location of drains, what the ground is like for digging down (ours was clay so didn’t need deep foundations)

Hello, Do-er upper. Mmm I was a bit confused just as I think you need to pinpoint your needs a bit more to find out what is the best layout. @rinked I agree, an interesting layout. How old are your children? You say to create a social space and a play area too. Depending on how old the kids are you will probably need to future proof too. All these changes depend on weight bearing walls as you say. Sounds like you want some flexibility... so maybe consider disappearing walls ? But some questions 1. Do you want a social space to be when you are the kitchen ? 2. Do you want the social space when you have family and guests over ? (We all long for that day:) ) 3. Do you want to see the kids playing when you are in the kitchen ? If 1 or 3. Then you want the kids area to be near the kitchen sight-lines. So the play area does not have to be overly big and can be the dayroom general do every thing room. If 2. Then your sight-lines change and area changes as you will want a bigger area so that you are not cut off. Then the dayroom area could be (when socialising) the drinks and chat room before you go to the dinning room...? ( Sounds very formal ) So your dinning room does not necessarily have to be open plan. Then your Kitchen is the centre and everything is around it....? Which is rinked 3rd plan with the garage wall partially down. More questions.. Does anyone in the family work from home ? Oh and the garage is there a room above it ? If you are willing to spend the amount of money on steels and including the garage area etc you may as well look at the whole of the ground floor as a whole. Which means you get exactly what you want and may not be as costly mmmm... ??? because you will future proof and depending on the age of the house and what materials it is constructed in... There are so many different construction materials these days. Your garage could be made of just glass or wood or even plywood. And even if knock through it may not be completely as you may need some wall space for storage. (Also remember there is no point knocking through a wall to only then put up a full height cupboard). I hope this helps to pinpont your needs a bit more. :)
