Help with our renovation - step free patio/decking

Hi, sorry for poor photos but looking for advice on our patio after we finish an extension.

Currently there is a step down, around 1m of lower ground, then step up to the garden.

Ideally we would raise it all up to be level and patio but would cover dpc.

Another option is decking to raise it up but heard this can be terrible with rats?

Just looking for advice on what our options are. We are having 2 sets of bifolds put in and would like it all level if possible.

Anyone got any ideas or thoughts? Apologies for the mess, bit a bombsite at the moment!

Have you had any suggestions from your builders or are you doing this all yourselves. I have no experience of this so can't really comment but found this whilst googling which might be of help.

You can have decking butting up to ground level and level with the doors, as technically the ground level won't change and compromise the DPC. There should not be a problem with rats, unless you constantly drop food that would make it's way underneath the deck. You also have an air brick in the middle that I see, so nothing should be compromising that either.

I'd consider digging more of the garden away and stepping down on to the patio level, it will look more spacious.

Not sure what your budget is, but how about a Pergola? It would look absolutely beautiful, doesn't cost a bomb to install and you could add some fast growing vines, be they flower or grape, or a mixture of both, whip the slabs up, lay a plastic membrane and then whack a couple of tons of peashingle down. To finish it off, I would remove the wall in front of the patio and replace it with some large planters containing box hedging, rosemary, or lavender. A little touch of the continent, right on your backdoor step and you won't even need to go through passport control!

Hi there, I know there seems a lot! the front one won't be used, it may even be sealed. I want to keep it to preserve the external look of the farmhouse. It's the only traditional thing left! There's one from the utility room for the dogs so they can come in and out from the enclosed garden into the utility room. We didn't have a door here at first but felt we'd really regret not having it as the muddy dogs would have to come thru the kitchen or out of the enclosed garden area to the side door. The kitchen glass door is onto a patio when we have sun! It would be a full glass window there anyway to get the afternoon light in so we decided to have it opening. The door which will be used most is the side door, where the path and drive head to. do you have any suggestions? we haven't gone to planning yet so still time to reconsider things.

Steps inside rear extension or steps down to garden instead?

Does anybody have photographs of steps down to rear extension? My plan is to have a side entrance into a large hallway with steps down to the rear extension. Not sure whether to knock the wall down also the create a inside balcony and maintain the Hallway ceiling height in to the extension. The extension would be living / kitchen / dining area. If anyone has any photographs of similar projects to help me visualise it, that would be wonderful. thank you!

Don't listen to your paver/builder as they will always put the terrace there! Is your floor in your extension floating or solid concrete with a dpc under it? Your best place for your main terrace is away from the house, you can always have an area with a pergola over it for very hot days. Make sure it is big enough with space to spare for what you require. A nice transition from your patio doors leading to the terrace is important. I would suggest getting a proper landscape designer to come out for at least a consultation, if not a proper design. You will end up saving money in the long run by getting it right on paper first, and you can get multiple quotes as they are all quoting from the same design. There are many factors to take into consideration when developing a garden, remember this is probably the biggest room of your house, and if it it done right, on of the most enjoyable and relaxing! Please don't rely on your paver/builder saying "I can slap down a lovely patio for you right outside your patio doors" it won't be. Good luck.

Yes we have builders, they suggest stepping down to patio.

Yes, with either decking or patio, we would dig out further to give more space.

We would probably have it narrow along back of house then expand outside on of the bifolds for the patio.

Just conscious that stepping down from house to patio, then up from patio to garden may not look great. Also a bit more dangerous with young kids.

I would deck it, never had a problem with rats under decking, they are attracted to food so if there is no food under the decking there will be no rats. Occasionally had a hedgehog which was actually quite nice.
