Creative Firedoor options

I live in a Victorian terrace flat on the first floor. I'm removing a wall between a tiny kitchen and landing to extend the kitchen. Building regs say I need to put a wall or firedoor back up. Was hoping to find creative option that will let some light in through kitchen window. Any ideas? Thanks!

Hi Kate, we've used various methods in the past to deal with this type of situation. Depending on budget, existing fire alarm provision, etc you could look at automatic hold-open (and release) devices for the fire door, a residential sprinkler system, or fire-rated glazing in the fire door (eg Pilkington Pyrodur).
All of these are potentially very costly (even the fire glass), and subject to agreement of your local Building Control officer (and possibly your management company) so probably best to seek the advice of a local fire professional - try the IFE (Institution of Fire Engineers) to see if they have any professional members close to you. An Engineer may even be able to justify the open plan aspect with a robust fire safety strategy so you could maybe even save the cost of their fees offset against less building work being required.

Ah, if it's tongue and groove then just painting it would be the cheapest option but please get rid of the wallpaper:) I still like the idea of using fabric. Also dark colour paint above the shelf would look good with this theme, I'm thinking a deep charcoal or dark green. Hi Johno Here's my proposed solution - On the ground floor, the space can mostly be opened up, with the office at the entrance creating a screen to the kitchen behind we created a walk through into the kitchen that then leads to the rest of the living space. In the kitchen you have space for both full length storage as well as counter space with a serve over breakfast bar leading toward the dining area. As far as the office is concerned, we know you like the big garage space but the area in blue as a office is worth considering. It frees up alot of space inside the house leaving you extra living space while at the same time not removing much from the garage floor space. It also allows for the opportunity to create a office with a seperate entry from the garage side, ideal if you ever plan to use this office as a work from home solution. If you then further enhance the garage facade with a pergola canopy or cantilever screen you could extend the line of the porch roof to the garage enhancing the building front as a whole. For the first floor we added a walk in wardrobe and en-suite to the master, another option would be to have this against either of the side walls down the length of the room. We also allow for a en-suite in both the other bedrooms. Another option should it be needed could perhaps be to divide the two bedrooms into 3. Hi there I think you've been given some good ideas already. Definitely replace the retaining wall this will have a massive effect on the overall look and feel of your garden. Search retaining wall photos on here and there are literally hundreds of ideas! Something as a nice focal point with steps going down to the lower level. And definitely some planting on the mid level whether grasses, shrubs or just perennial flowers would soften the look. Definitely lose the fence in the middle, and I would paint all other fences (if in good condition) dark grey to make them "fade from view". Beautiful stone retaining wall although personally I quite like sleepers too! Planting between levels Dark fences If your kids use the trampoline that needs to be thought about where to position, as it is a large feature! Where you have the small shed at the right hand side I would build a large shed / summer house right across the width of that lower level, to maximise storage... Maybe one side could be storage, the other a play house? Or something like this that could double for both and still look pretty. I would definitely try to incorporate the different levels with a play area built over both, here are a couple of ideas. Kids love to climb, and you have a good space to create something they will love. If you are handy its amazing what you can create without spending heaps. And one other thing, for me gravel in a garden where there's kids is an absolute no no! They ruin it! and it goes in all the areas of the garden where you didn't want gravel! So if it was me, I would make a nice deck or patio at the back of the house for relaxing & bbq, then take up the whole of that middle bit where you currently have furniture and gravel areas, and turf the whole lot, with a path going down to the new retaining wall feature! :) You don't mention budget much or what your ideal style would be, but thinking about similar things ourselves at the minute thought I'd share with you some ideas!
