the answer is yes, the breakfast bar is 500mm deep with 300mm leg room underneath.

Keep them separate! Maximise your space while you can. I'd recommend making the flooring the same through into your lounge area, that way you're combining the two rooms together, and will make the room appear more spacious. Try moving the sofa away from the wall, place the coffee table centre, and align the TV unit centre, and you'll see a massive change already! An island would look great in the kitchen, and can still be used as a seating area if you wished.

We have just bought a beautiful Georgian apartment which we will rent out for corporate lets. We are creating an open plan kitchen/living room. I love the living rooms using the pale grey walls incorporating white dado rails and fire surrounds but am finding it hard deciding on the colour to use for the kitchen cupboards and worktops. I would love to create a brick effect splash back on the wall housing the cupboards. Luckily all cupboards will go along the one wall and an island unit used as a worktop/breakfast table to separate the kitchen from the living room. We will use oak flooring. Any suggestions would be of great help ..bearing in mind practicality in renting out the property

I was thinking the same earlier , But we have a separate living room (no Tele). I thought if we have a big L shaped sofa in the kitchen dining area and televsiion opposite (in the first above pic , just behind the shower cubicle of SH) , we can use this room effectively. The room with dining table in pic is not that bright as the extension are which has 3 velux and big bifold door. I have a small 1200x900 island in the kitchen away from kitchen window towards the opposite wall. Putting an L shaped sofa in place of dining table looks good ?
