Comments (5)I think I’d put the tv under the stairs with a small sofa opposite, you should be able to add a small accent chair opposite the sofa. Round dining table by the patio door and I’d get comfy chairs for extra seating for guests. Use a rug, art, lights etc for zoning the areas. I’ve found this pic with the same layout to what you’ve suggested for removing the kitchen wall. I’d probably block off the kitchen door so you can include tall units on that right hand wall (similar to 2nd pic albeit this is bigger). You may be able to extend the peninsula slightly under the stairs. In any case I think I’d contact a concept planner on here such as OnePlan for your kitchen design! Comments (9)I'm guessing by the layout, and fireplaces that it's an old Victorian building. The only thing to remember with flats is that unless you are the sole Freeholder as well as the leaseholder, then you have to get permission from the Freeholder for just about anything internally with regards moving / knocking down walls. I would say, that the best thing to do would be to have a small archway from lounge ( bed 2 ) in to the kitchen diner. The next owner can easily re-instate the wall if they want 2 bedrooms back.....................obviously 2 beds is more valuable than 1. Moving the Kitchen to the bedroom is a better idea and should be achievable as there is clearly drain access out the back near the toilet. If you were to do that you end up with a great sized lounge / diner in the biggest room. You have to take the advice of a structural engineer though, due to it being a flat as you need to know what's structural. I personally nearly always run things past a local estate agent to confirm that my changes are going to add value. Comments (8)Congratulations on your new home! Great plan. My house is 1930s and the kitchen was minuscule! One day we decided to knock down the wall between the tiny kitchen and the living/dining room. Best thing we ever did. We blocked up the wall (apart from the door) creating a kitchen/diner at the back and the living room at the front. I sometimes wonder if we should have left it open plan? That’s a thought. I think swopping the kitchen and dining room over would be better. Of course it will cost more due to moving all the pipe work, but it would fit better. Finding a really good builder is the hardest part. You could ask for recommendations from family, friends and neighbours. You could also ask for recommendations on your local Facebook Town Group. There are groups like Trustatrade.com but I’ve not heard good things about such groups. Once you have a list of builders 🙏 you can draw up a list of work you want them to do and get three quotes. Comments (3)Hello Karen, WOW what a fantastic project and this open plan space looks incredible. I feel the positioning of the living area and dining area works well and makes complete sense from what you have said about the views etc. My concern is the kitchen as I feel the current position/layout is a bit of an obstruction and to me the space does not flow efficiently and effectively. I would switch the island around so it sits the opposite way and then you could potentially have your hob on the island which will sit in front of the tall units where your ovens and fridge will be. This way the kitchen layout will work a lot better. I have attached a quick sketch below so you can see what I mean. Also this way it will give you more room around your dining table meaning the whole space will flow a lot better.
