Different floor surface(s) in one open space
Comments (14)Big exacting project :-) I would go for tiles in the kitchen area (provided it's a good solid floor) and wood everywhere else. I think a well considered rug or two add warmth and character. And you can change them around to suit time of year and decoration. My primary reason for not choosing carpet is that the space will be much larger and more easily accessed and used, carpet will get dirty quite quickly in this situation. A friend of mine has successfully added motto an style tiled areas within a wooden floor. The breaks the space up in a totally different way, by making the area a focus (is under dining table or round kitchen island) rather keeping the room division as focus. Hope that makes sense!...See Moreany floor plan lay out design wizards out there
Comments (32)This is what I just sent as mentioned in above comments ^ I think after a lot of deliberation I am going to tone back my design quite a lot and hopefully build a glass conservatory out in the side return after doing the rest of the the renovations inside the back of the house. This is what I would like to do to begin with: With the intension of doing this after the the above is done: Im just trying to find out from a structural point of view if would I need to add a new steel RSJ in above where the current window opening is in order to put in the french windows, or bottom sliding Bi-folds in, and also find out if I have to move the boiler to make this design comply with building regs? If the answer is yes. Then I think I would bite the bullet and move the boiler and put a bigger opening in here to make something more like this: With a the possibility of adding something like this after the main works had been done: I would like the have a glass and steel conservatory sit on a steel conservatory base that is placed on concrete pads. Like I have found out can be done after coming across this website: https://www.premierlc.co.uk/conservatory-bases-compared/ What do you guys think?...See Morehardwood Vs engineered wood flooring

Their products are the best around and they have a show room ect so you can see what you're buying and how its made https://wfa.uk.net < thats their website, every one there is really helpful....See MoreMassive renovation project - floor plan dilemma 1 flat vs 2
Comments (71)Hi Everyone, I hope you are doing well wherever you are but I bet everyone's busy at this time of the year. I have been a busy bee myself and learned how to use Homestyler but I must say it's a painful and slow process. I have been obsessed with the floor plan of the small flat for the past week as the time has come to finalize it with the new team. We'll be around 2 months behind the plan which is fine. So I made the decision to not have a loft in the small flat because the floorplan I chose seems to work well with loads of storage. Please excuse some of the furniture such as the kitchen and the colour of the large cabinet, they will be white but Homestyler is quite limited so I had to chose from whatever they had in store. Let me know what you think of the floor plan please. I'm happy with it so far. I'll send you links to short panoramic videos Honestlyler created which was a godsend as that'd exactly what I wanted to see, at least approximately how my flat would look like. I really wanted visualise what to expect. The videos are pretty much the same but starting from different angles of the 30sqm flat.
