Old conservatory being replaced with extension

We shall be having our old conservatory removed and replaced with a single storey extension. The plan is to move the kitchen into the extension to create a kitchen diner overlooking the garden. The dining room becomes quite a multi functional space and could be a snug in winter as there is a log burner in there already. A music room...need a space for piano. As we have a dog, we are trying to decide whether to keep the old kitchen as a separate utility room ( shut all the coats, boots, dog bowls etc in there and out of the way) to knock it through into the new extension.
Any help, tips, fresh ideas would be greatly appreciated including colours.

I would move the entrance to the family room into the hall so you don't have to go into the utility area before the family room.

And you could put double doors in from the living room to the family room so that you could open it all up if needed

Yes, thank you for your comment. We have spent so long trying to decide whether to try and use the old kitchen and extend it into the new bit. Suppose we would use it as a side entrance and with your idea would be able to close it off even further.

Thanks for the advice. Great idea with the painting but I just think with the polycarb roof, the old fashioned window design I'd want to get rid of and options re: the floor and potentially underfloor heating I'd not really get what we would want and it really needs to be rebuilt at some point. I quite like the idea of dwarf walls as well and this obviously provides more options with plug sockets etc.

Hi Tommy, good choice to ask the forum - you should stay away from architects who are not attentive to your needs... I think that you can work with the size of your current conservatory. Just Re-design the kitchen layout and remove the wall that divide the kitchen from the dining room. Your dinning room could be the where the current conservatory is so that you could take advantage of the light. Make an opening between the sitting room and the current dining area, that way you can have a bigger family room and get the feeling of a cozy space. Well, we’re using a firm who do architectural design and project management for our shower room extension, and I have used the same firm at work. I came across them through a colleague who had worked in the same field. But if you search for architectural design you should find firms local to you. The next challenge is checking how good they are of course! The firm we use are great at listening to our ideas, then translating them into plans etc, and advising on the options open to us. I’d start with a phone call to gauge how they approach things and see what sort of rapport there is. And check reviews of course, or seek references from other customers. Good luck. Angie

Hi! I come across these issues all the time! To some extent it depends on your water company - for example United Utilities are very different to South West Water in the way they approach it, what they'll accept and at what point in your project you need to deal with them... Each water company has their own way of doing it and they tend to have guidance and someone you can contact to get their specifics... in general terms... If you are at the start of the shared drain (as in the drains on your property only have your waste draining into them). Then it is not actually a shared drain - it is your private drain - so you can deal with it as you want and there should be no requirement to get permission from a water company. If you have shared drains then you need to find out what is allowed because you will need permission and any changes (if changes are allowed) will have to be done to specific standards. Some companies are very restrictive about moving manholes. So you may need to both spend more on the drain alterations and moving a manhole, if any are allowed, or alter your designs so they avoid the manhole. I have seen some homes with internal manholes. I don't recommend this, but I have seen it. I don't know if this would comply with your water board requirements. It would be very tricky to do in a way that would comply with many building regulations requirements - specifically insulation and air tightness. If you have the budget and you need the extra internal space then you'll get better quality and more useable space by building an extension. Conservatories are generally pointless - as you've pointed out they are comfortably useable for only a very short portion of the year. Just replacing the roof doesn't really change this much - you still won't have a very comfortable space internally. Hope this helps. Agreeing with Paul, It's nice to have big open plan everything, but the practicalities of living with it day to day are sometimes a sacrifice too far. I'd go for the separate utility and move the door.
