Barnsbury, London - Private Residence Renovation

XAMI were appointed by a young couple back in 2016 to provide designs for an interior renovation project on their newly purchased apartment in a beautiful Victorian terrace in Barnsbury, London.

The interior hadn't been properly renovated since the late 1970's and was in much need of modernisation. Due to the limitations of space (41sqm), careful consideration with layout and specification had to be implemented to make sure that the couple could make as much use out of the space as possible without it looking overly cluttered.

Smaller spaces are always a fun challenge and after much discussion with the clients during the concept design phase, a simple material and colour palette, paired with minimalist functional living & kitchen joinery was executed to create a bright homely space. The partition between the kitchen and living room was removed with much care, with the advice of a structural engineer, always important when removing any wall, even if it is a stud partition, in old properties.

The bathroom was also a great challenge, and resulted as a good example of how to negotiate tight spaces. The bathroom measures 1.9m X 1.6m. A greater perception of space is created by integrating joinery into the wall and floating the sanitaryware, sink and pan, off the floor.
