Comments (5)The previous message I sent was incomplete ....went in error... We have a roof terrace 113 square meters above a development of ten new build luxury apartments. Could you suggest a layout in terms of decking, planters, screening, seating etc. We want 2 separate seating areas ( placed on the decking ) and the remaining area to consist of various types of planters or large troughs, and a walkway in flag stones with perhaps decorative pebbles.? Any ideas to make it look interesting and attractive and a sort of sectioning off of the 2 areas of seating? Thanks...See Moreis this builders quote extortionate?
Comments (12)Hi irina, total ground floor extension size is 30m2. Total 1st floor extension being added on is 7m2 (so 23m2 of the ground floor needs to be roofed) The loft area takes up the same area as the whole of the first floor which is 53m2 (including widths of external walls). So completely new roof at a higher pitch for this, it is gable roof but then with a large dormer to it. I should point out there is already a small extension on the house which is being knocked down for the works - this is ~5m2 in total but this means that of the 30m2 of the ground floor extension, 5m2 already has foundations. When I was working it out based on £1500 per square metre for the ground floor extension, plus £750 per square metre for 1st floor (which seems pretty standard from what I’ve read), this means the ground/first floor should be roughly ~£50k, which means the expensive builders are charging £78k for the roof lift loft which seems excessive. Especially as the quote with the most expensive roof is at coming in at £30k just for the roof, which means it’s either costing 48k simply to board out/plumb/plaster/insulate/electric the loft or the extension elsewhere is costing a lot more than £1500 per square metre!...See MoreExtend kitchen and dining room out into current patio by about 2 metre
Comments (6)We have just had a single storey extension done in the NW of the country. It was approx 8m W x 4.2 deep. Full run of alu bifolds on the front and 2 large flat roof-lights . Blockwork construction. Fibre glass roof. They had to move and relocated a kitchen into a temporary room, create a new utility and new bathroom (still waiting to be done) and new stud walls, knock down an external wall and internal wall with quite a few steels. The costs didn’t include any fixtures ie no extra heating or flooring or bathroom or kitchen fittings or landscaping - only the prep work for them and fitting. - We paid around £5k in fees (architects, structural, party wall) - £42k quoted for the work but there were additions they neglected to add on ie some steels. So I would say around £46-48k for the basics. Then we have all the flooring and new rads to add in and the new kitchen etc. Hope that gives you some idea! We also went through a company and it would have been cheaper to manage independent people and get separate prices in. For a 2m deep extension - I wouldn’t expect it to be half the price.
