how big is my plan!!!?!!?

I come to about 160 sq Mets give or take 4 Mets!
a building company said 190..eek
maths is not my thing, so HELP
its not to scale but the numbers are right
enough for now anyway.
as its $1800 sq met and if it is 190sq we can't build it
garage is where the 6 is.

You are likely working out the internal size and they are working out the external size which will likely be 0.8m wider and deeper as external walls are rarely more than 400mm

It's about 151 square metres. Just calculate the area of each of the three rectangles and add them together. I say 'about' because your three measurements along the top total 15, but you have written 15.3 along the bottom. Anyway, it's close enough for pricing purposes.

Hi. It's difficult to say without knowing exactly what the business requirements are. What flooring is down atm as I would go for large concrete effect tiles to minimise flooring costs? Add rugs for texture plus if you need to work on the floor? I would divide the area so you have a work area and a seating area with kitchenette. Use industriał style dividers or bookcases to split the space. Colours will need to be light for working so maybe a very pale grey or white for walls but use dark blue or charcoal velvet for a sofa with maybe a leather chair. I assume the other end of the room is the same? I would build cupboards with shelves ŵall to ceiling, deep enough to hold fabric ( I might be tempted to paint these in a charcoal though!). Maybe look at a library ladder for reaching the top shelves. I'd buy an enormous old desk in wood and leather, have a look in antique shops for the double style desks. You can buy large vintage filing cabinets for any buttons, threads etc ( there's an antique shop in long melford which sells cabinets and desks if you're close to suffolk!) Use a large pendant light in the seating area with floor lamps but maybe look at the industriał style track lighting for the working area combined with task lights for the desk. Thanks for these. Im not sure if we can do the extra corner bit for number five, but I do like the layout, it will depend on cost, also don't need two tv areas, as we have a front lounge in the house anyway. the office was supposed to be a mixed use room, as a playroom with kids storage and also an occasional bedroom, so sofa bed In there. I know many people have hobs and sinks on islands, but I just think i'll end up dumping things on there.. I have four in the family, two adults, two kids, but we have a lot of people round for entertaining and parties, so space is what I'm after, but was also looking for somewhere the kids can go out of the way from adults if need be. As for kitchen, the reason for having large larder is to put not only food/drink spare fridge in there, but also things we don't use all that often in the kitchen, equipment etc.. I like everything clean and hidden away. The office on number 5 would be separate anyway as this concept includes sliding doors, which fold into the wall, so only entrance would be from outside, not sure if I can afford these yet though. Please keep suggestions coming, or alternatives, all welcome as I can't visualise.. thanks

You are all amazing! This is really helping our thinking process. We have considered banquette seating and certainly a bench, at times we might need to squash family around the table. Thinking extra storage underneath it. The peninsula isn't feeling so bad, Minnie the pictures are great. Like the shelving in the corner and can still have a run of tall cupboards. Manabout, wondering if the island is going to look too big in the center. Feel a bit scared a repeating my friend's mistake! The room that is going to be the kitchen has to have walls removed to make one room but i can plot this out in the first floor living room, newspaper on the floor, just to try it out. Worrying a little about the table position, how that would feel if it isn't centered on the doors. I am quite 'symmetrical' and 'matchy matchy' when I organize and plan. Finding the new eclectic styling (which I do love) a bit of a struggle! Consensus is definitely the 'kitchen' in that end of the room, rather than the bigger space currently planned for dining?

Maybe they calculated something seriously wrong.

I thought I had stuffed it up badly so thanked them and hung the phone up!

OK, so I'm in the 155-165 area which is what I need as builder $1800 sq met...
