Comments (36)Gone through my album of our very own decorating therapy journey and found these. I hope you can see the roller black-out in the first photo, it's tucked inside the recess of the window. The Duette is a peachy colour which looks a lot lighter colour in the north-facing sun. The one in the five panel window is the room below, it does not have the roller blind but the curtains are black out. They are not as efficient in blocking out light as the roller in recess though. the curtains are from Hamilton McBride, only reason i got them were because not many wide (350cm) curtains are cheaply available on Amazon... If your room is not too cold, you can also consider wooden venetian, mine is in white colour as you can see from the 'blue room' (it's F&B's new Vardo btw), which is on the ground floor of the north facing side. 247 does oak colour too. Many neighbours asked us where we got those from!! They look great at a good price - those two windows cost me just under a £100 - but they are not the most energy efficient. They are okay blocking out light but if you have it in the south-facing room, it might not be quite enough. Do go to 247blinds and request some free samples, it's worth a try. Comments (14)Hi again Jane. Any external changes, including windows, may require planning permission. If the property is a block of flats or mansion block this may be more of a challenge. You may have permitted development rights, which can be another good option. Any change, however small, is likely to be subject to a license to alter especially if there's a management company or a remote freeholder. This includes windows in any shape or form. As unreasonable as it may appear, The licensee / freeholder can quite legitimately sell you the space and the roof structure and then request a full license to alter application. It's also not a given that the you be awarded the license. Sorry if this comes across all doom and gloom. Comments (31)Dear all, If you want to add a bathroom, you have to start there and work everything else round it. The reason for this being that you usually have to feed into the existing soil pipe. The soil pipe in this case is on the left hand outside wall. Without knowing if you can put another one on another outside wall ie the rear, which is probably unlikely, you have no option but to place a bathroom as close to the entrance on the left as possible. Obviously you could change the system in the new bathroom to a macerator style toilet, and technology has come a long way with regards those, but they are not for everyone. It may be possible to change the shape of the kitchen, remove the back entrance and push the front wall back, ( maybe not, as i presume it's instrumental in holding up the mezzanine ) If it were possible in theory:- You could - move the kitchen wall back to make more room in the lounge. Add a bathroom with pocket doors ahead of you when you come in and split the lounge down the middle. You could also have a pocket door entrance from the bedroom to the bathroom jack and jill style. Comments (17)Hi Rinq, thank you so much for taking the time to draw up some possible floor plans for us - this has been incrediby helpful. I love your proposed layout for the kitchen. My only concern with your design is that the wall with the kitchen- diner entrance is load bearing and would therefore require structural work to move. Presumably this would not be an issue, just something I will need to discuss with a builder for an estimated cost. Do you think there would be enough room in the kitchen to add a pennisula on the external wall of your design, turning your design into a G shape kitchen? This is something we are considering but it is hard to tell whether the area would feel cramped. I have attached a screenshot of another kitchen design that my partner likes which utilises an island although I do not think our kitchen diner has enough space for this. Again, thank you for considering and proposing a floor plan for the 1st floor. Your approach to moving the master suite to the left of the property makes complete sense and appears a better utilisation of space, although walking this through in the house we have realised the views are much better on the right hand side of the property from the existing master bedroom and feel it would be best to keep this as the master. Do you have any recommendations on how best to use the extension for an en-suite & walk in wardrobe i.e. layout of bathroom items, which way round to have the two rooms, and also considering the window positioning & soil pipe that will need to be inserted to remove waste at the front of the property.
